EMPLOYEE OWNER POSITION PURPOSE:

The Janitor is responsible for the general upkeep of clubhouses, administrative offices, and other common areas of the community.  Key areas of focus include maintaining a clean and orderly environment, ensuring appropriate supplies are stocked, and performing non-routine support as needed.

JOB DUTIES AND RESPONSIBILITIES:

  • Clean and supply designated building areas; this may include, but is not limited to: dusting, sweeping, vacuuming, mopping, disinfecting surfaces, and similar
  • Remove garbage and recycling daily; prepare bins for weekly collection
  • Safely handle cleaning supplies and related chemicals
  • Notify supervisor of occurring deficiencies or needed repairs
  • Manage emergency cleaning and upkeep requests – particularly hazards (like water leaking on a walkway)
  • Troubleshoot minor maintenance issues as requested, such as adjusting heating/cooling
  • Maintain a clean work area, tools, and equipment
  • Other duties and special projects as assigned

QUALIFICATIONS:

  • High School Diploma (or equivalent)
  • Basic computer skills are a big plus
  • Experience in janitorial services – with generally between 1-2 years of experience
  • Ability to meet deadlines and address time-sensitive issues
  • Superior multi-tasking skills
  • Excellent written and verbal communication
  • Ability to provide high-level customer service with astute attention to detail and organization
  • Must be a team player
  • Ability to manage workflow amid shifting priorities
  • Willing to learn Company process and procedures, and learn/use proprietary software
  • Adaptable and dependable with a solid attendance record
  • Professional and respectful demeanor with all internal and external customers at all times
  • Ability to work independently and follow instructions with minimal supervision

SPECIAL POSITION REQUIREMENTS:

  • Must have and maintain a valid driver’s license and driving record in compliance with Company policy

ESSENTIAL FUNCTIONS:

  • Use standard office equipment, including: computer, phone, copier/scanner, etc.
  • Use standard cleaning equipment, including: broom, mop, vacuum, etc.
  • Be stationary or in motion for periods of time
  • Relocate up to (25) pounds
  • Able to perform outdoor work in all types of weather
