GENERAL JOB SUMMARY: The Maintenance Technician performs variousmaintenance duties for residential units including basic plumbing, electrical,painting, appliance repairs, cleaning units and grounds for inspections and newoccupancy. Provide exceptional service while assessing and repairing the property.The MaintenanceTechnician reports directly to theMaintenance Supervisor.

JOB DESCRIPTION 

A        Performs basic repairs to appliances, fixtures,switches, outlets, and/or circuits

A        Performs light plumbing work, such as clogs,replacing fittings

A        Performs carpentry work not limitedto fitting doors,freeing windows, replacing/building shelves, andinterior/exterior painting

A        Replaces damaged or broken glass, tile, carpet,window screens/blinds, garbage disposals, light fixtures, appliances, locks, etc.

A        Reports all maintenance and resident concernsrelated immediately to Maintenance Supervisor

A        Responds to work orders, resident requests andconcerns within 24 hours when possible

A        Keeps accurate, detailed records forpreventive maintenance activities, work order requests, apartment renovations,inventories and/or purchase orders

ASSIST SITE MANAGER WITH:         

o  Move-in/move-out inspections

o  Routine inspections required by Federal and/orState regulatory agencies

o  aMake-readya procedures to vacant units

A        Identifies water and gas meter cut-offs, unitfixture cut-offs, sewer clean-outs

A        Performs scheduled maintenance on equipmentbased on the manufacturers operating manuals

A        Periodically inspects all units, buildings andcommon areas, performs repairs and/or janitorial duties as needed.

A        Ensures storage areas and other entrances arelocked and adequate lighting in those areas ismaintained

A        Attends and/or participates in requiredtraining(s). Operates within OSHA, Fair Housing and ADA standards and followsCompany safety policies and procedures at alltimes

A        Ensures effective, timely and professionalinteractions with ALL residents, visitors, contractors and property managementteam for maintenance services provided

A        May be required to track maintenanceequipment/material usage

A        Additional duties upon request

 
KNOWLEDGE, SKILLS,AND ABILITIES:

To successfully perform the dutiesof this position, the knowledge, skills, and/or abilities listed below arestrongly preferred:

A        High school diploma and/or certificate from avocational school preferred

A        Valid Drivers license and acceptable driving record

A        Must be able to bend, lift, climbstairs/ladders, operate hand tools and/or write 66% to 100% of the time

A        Must be able to read, speak and comprehend workorder instructions and safety regulations


A        Strong technical knowledge of all buildingsystems (electrical, heating, etc)

A        Willingness to pitch in and work in areasbesides maintenance if needed.

A        Must be personable and trustworthy, able to work well with residents and co-workers, and perform work in a safety conscious manner.

A        Must have strong attention to detail in reporting
