Job description

We are a small condominium association seeking a Facilities Maintenance Technician (FMT) to become a part of our team! The successful candidate will have a customer service orientation, ensure the property is well maintained, both structurally and aesthetically, and perform administrative activities. This part-time position coordinates with the cleaning service to ensure the facility is safe and clean.

Responsibilities:

  • Ensure the facility is safe through onsite inspections, conducting regulatory inspections and maintaining documentation of inspection schedules, warranties, access keys, etc.
  • Perform routine maintenance and complete work orders. The Caretaker is the primary contact person for the heating system, makes basic repairs, completes work orders and replaces light bulbs in hallways, etc.
  • Coordinate vendors/contractors. The Caretaker will contact vendors for assistance with critical systems and interact with vendors/contractors for projects as directed by the HOA Board or the property manager. They will meet onsite with vendors and provide the Board with multiple comparative proposals.
  • Ensure the facility is neat and clean. The position removes trash and recycling, cleans the Guest Suite and pool area and performs seasonal cleaning as needed.
  • Complete administrative activities. This position manages reservations for the guest suite, keeps an accounting of access keys, codes, move in and outs and stocks appropriate supplies. The Caretaker ensures all documentation is updated and meets weekly with the Board to provide an activity report, status of work orders and provide recommendations for maintenance to the property.

Qualifications:

  • Demonstrate a customer service orientation to homeowners, vendors, the Board and the Property Manager.
  • Respect and maintain homeowner confidentiality.
  • 3-5 years experience in multifamily housing, maintenance or a related field.
  • Maintain a MN drivers license and obtain a pool license.
  • Ability to perform minor hands-on facility maintenance and repair.
  • Ability to handle physical workload including walking, climbing ladders, bending, kneeling, stretching, lifting 50 pounds unassisted and smaller weights on a daily basis.
  • Ability to read and understand contracts, warranties and repair instructions.
  • Demonstrate computer skills for emailing homeowners, forwarding documents, maintaining basic spreadsheets and creating documents. Must be comfortable researching topics, products and services online.

The well maintained buildings utilize the services of an established network of vendors and contractors to ensure the buildings are structurally and aesthetically sound.
