Job description

Riverview Cooperative Housing is seeking a dependable and self-motivated Maintenance Technician to provide general maintenance services for the building, grounds, and individual homes. This part-time position averages approximately 8 hours per week with flexible daytime hours based on operational needs and seasonal demands.

The Maintenance Technician is responsible for assisting with preventative maintenance, minor repairs, grounds upkeep, and ensuring the property remains safe, clean, and well maintained for residents. The employee will maintain communication availability while working and respond to maintenance emergencies as needed.

Essential Functions
  • Check heating and cooling systems as necessary, including changing common area and individual unit air conditioner/heater filters twice yearly and cleaning air conditioner coils and heater fins annually.
  • Maintain battery-operated systems throughout the building, including changing batteries in smoke and carbon monoxide alarms twice yearly and replacing thermostat backup batteries annually.
  • Perform indoor building maintenance within the scope of the position, including minor furniture and appliance repair, patching, painting, plumbing fixture repairs, faucet replacements, and related maintenance tasks.
  • Ensure dryer vents are cleaned annually.
  • Perform outdoor building maintenance duties including trash and recycling removal, seasonal gutter cleaning, and patio screen removal/storage upon homeowner request.
  • Maintain grounds and exterior areas in a clean and safe condition, including mowing, debris removal, minor snow removal, and seasonal winter preparations.
  • Perform maintenance on equipment within the scope of the position.
  • Collaborate with the Riverview Manager and Board/Committees regarding building and property improvement projects.
  • Notify the Riverview Manager of maintenance concerns or repairs beyond the scope of the position.
  • Perform additional maintenance-related duties as assigned by the Riverview Manager.
Qualifications
  • Basic knowledge of building maintenance, groundskeeping, and minor repair work.
  • Ability to work independently and manage flexible scheduling responsibilities.
  • Ability to safely operate maintenance equipment and tools.
  • Good communication and customer service skills when interacting with residents and management.
  • Ability to lift, carry, bend, climb stairs, and perform physical maintenance activities as needed.
Schedule
  • Part-time position averaging approximately 8 hours per week.
