Pan American Properties is looking for dependable, hardworking Painters and Painter's Assistants of all experience levels to join our roving Maintenance & Renovations team.

Our painting team supports multifamily apartment communities throughout the Orange County and Long Beach region, completing projects ranging from apartment turnovers and touch-ups to occupied-unit repairs and larger property improvement and renovation projects.

🛠 WHAT YOU'LL DO
Your responsibilities will vary based on your experience and skill level.
Surface Preparation & Painting
  • Prepare interior and exterior surfaces for painting, including cleaning, sanding, scraping, patching, caulking, masking, taping, and priming.
  • Apply paint and other finishes using brushes, rollers, sprayers, and other appropriate equipment.
  • Assist with or independently complete apartment turnover painting, touch-ups, repairs, and renovation projects.
  • Mix, match, and prepare paint to achieve consistent colors and finishes.
  • Protect flooring, fixtures, appliances, landscaping, and surrounding surfaces before beginning work.
  • Identify areas requiring additional preparation or repair to achieve a professional finished product.
  • Maintain clean, organized, and professional work areas throughout each project.
Job Site & Maintenance Support
  • Set up and break down work areas, including drop cloths, ladders, equipment, and materials.
  • Clean, maintain, and properly store painting tools and equipment.
  • Assist other painters and maintenance team members as needed.
  • Support minor maintenance, repair, and property improvement projects when assigned.
  • Remove debris and leave work areas clean and ready for residents, prospects, or other team members.
Work Orders, Technology & Communication
Technology is an important part of how our field teams communicate and manage their work. Team members must be comfortable regularly using a smartphone and company applications throughout the workday.
Responsibilities include:
  • Use mobile applications and digital work order systems to receive, review, manage, update, and complete assigned work orders.
  • Review work order details, property information, instructions, and schedules electronically.
  • Accurately document work performed, job status, materials used, and other required information.
  • Upload photos and other documentation when required.
  • Regularly monitor and respond to work-related messages, updates, and notifications.
  • Communicate electronically with supervisors, Property Management teams, and other team members regarding job progress, scheduling, material needs, delays, or unexpected conditions.
  • Navigate between company systems and applications as needed to successfully manage daily assignments.
  • Learn and adapt to new company applications, technology, and digital processes as they are introduced.
  • Maintain timely and accurate digital records of assigned work.
Safety & Quality
  • Complete assigned work efficiently and according to company quality standards.
  • Follow all company safety procedures and use required personal protective equipment (PPE).
  • Safely handle, transport, use, and store paint, solvents, and other materials.
  • Interact professionally and respectfully with residents, Property Management teams, vendors, and coworkers.
🚗 THIS IS A ROVING POSITION
This position supports multiple apartment communities throughout Orange County and the Long Beach area rather than one assigned property.
Team members must be comfortable traveling between assigned properties during the workday and must maintain reliable personal transportation, a valid California driver's license, and current automobile insurance.
