ACAI Building Construction is seeking an experienced and highly motivated Building Construction Operations Manager to serve as a key leader in our organization. This is more than a traditional project management role. It is an opportunity to shape the direction, growth, and long-term success of the company. 

We are looking for someone who wants to make an impact beyond individual projects. The ideal candidate will take ownership of operations, identify opportunities for improvement, strengthen relationships with clients and subcontractors, mentor team members, and play an active role in expanding our capabilities and market presence. 

Position Summary 

The Building Construction Operations Manager is responsible for the full lifecycle of commercial construction projects, from estimating and procurement through construction execution and project closeout, while providing operational leadership to maximize performance and profitability. 

This individual manages budgets, schedules, subcontractors, client relationships, and internal teams while identifying opportunities to improve efficiency and drive continued growth. 

Essential Functions

Estimating and Preconstruction 

• Identify project leads and assist in new lead cultivation 

• Review construction drawings, specifications, and contract documents 

• Prepare accurate quantity takeoffs and cost estimates 

• Solicit and evaluate subcontractor and supplier proposals 

• Develop competitive bid packages while maintaining profitability 

• Identify project risks, contingencies, and value engineering opportunities 

• Participate in project turnover meetings and preconstruction planning 

Project Management 

• Manage multiple commercial construction projects from award through closeout 

• Develop and monitor project budgets and schedules 

• Coordinate subcontractors, vendors, and internal personnel 

• Process RFIs, submittals, change orders, and contract documentation 

• Monitor project costs and forecast financial performance 

• Conduct owner meetings and maintain strong client communication 

• Ensure timely project completion while maintaining quality standards 

Operations Leadership 

• Conduct annual performance reviews for direct reports 

• Allocate personnel and resources across multiple projects 

• Monitor project profitability and operational performance 

• Develop and improve internal processes and procedures 

• Mentor project teams and promote professional development 

• Support business development and maintain key client relationships 

• Collaborate with executive leadership on strategic planning and growth initiatives 

Safety and Quality 

• Promote a culture of safety and accountability on all projects 

• Ensure compliance with OSHA standards (29 CFR 1926) and company safety policies 

• Monitor quality control measures and project performance 

• Lead by example in professionalism and operational excellence 

Physical Requirements and Work Environment 

• Work is performed in both office and active construction site environments 

• Must be able to traverse uneven terrain, climb ladders and stairs, and access all areas of active job sites 

• Must be able to wear required personal protective equipment 

• Exposure to outdoor weather conditions, noise, dust, and moving equipment on job sites 

• Regular travel to project sites; occasional overnight out-of-state travel 

• Valid driver's license and insurable driving record required 

Qualifications 

Required 

• Bachelor's degree in Construction Management, Engineering, Building Science, Business, or a related field from an accredited four-year institution, or equivalent combination of education and directly related experience 

• Minimum of 5 years of experience in construction estimating, project management, operations management, or a similar leadership role 

• Strong knowledge of commercial construction methods, contracts, scheduling, and budgeting 

• Working knowledge of OSHA safety standards and construction safety best practices 

• Excellent leadership, communication, and organizational skills 

• Ability to manage multiple priorities in a fast-paced environment 

• Strong problem-solving and decision-making abilities 

• Self-driven with strong business acumen and the ability to think strategically while executing tactically 

Preferred 

• Proficiency with construction management software and Microsoft Office applications 

• Demonstrated ability to lead teams and build positive working relationships 

• Proven success delivering projects on time and within budget 

• Strong negotiation and client relationship management skills 

• OSHA 30-hour certification 

• Entrepreneurial mindset focused on operational excellence and long-term company success
