Description
The Maintenance Technician shares with the Property Site Manager and/or Lead Maintenance Technician responsibility for the inspection, maintenance, repair, and orderly operation of the apartment community including buildings, grounds, and equipment. The Maintenance Technician also shares responsibility for the physical appearance and safety conditions of the property and is actively involved in the timely resolution of service requests.
AN IN-PERSON WRITTEN TEST MUST BE COMPLETED AND PASSED PRIOR TO EMPLOYMENT.
Requirements
Required Education, Experience, Knowledge & Skills:
1. High school diploma or G.E.D. required. EPA training or certification is desirable.
2. Good mechanical ability with some experience or on-the-job training in apartment maintenance or related skilled trades (carpentry, plumbing, electrical work, painting, HVAC, pool maintenance).
3. Ability to work effectively with persons of varied ethnic, social, and cultural backgrounds.
4. Ability to delegate while maintaining accountability and to deal with stressful situations of day-to-day management with professionalism and tact.
5. Strong customer-service skills and effective oral and written communication, especially for giving directions and exchanging detailed information.
6. Knowledge of basic mechanical concepts with the ability to interpret blueprints, schematics, and engineering drawings. Knowledge of basic mathematics and record-keeping procedures.
7. Knowledge of paints, tints, mixing, surface preparation, and application tools required for painters.
Essential Job Functions - Smaller Properties:
1. Performs daily inspection of property buildings and grounds including entrances, landscaping, lighting, and pool structures. May include daily pickup of grounds and pool maintenance.
2. Periodically inspects HVAC plant, water heaters, elevators, equipment room/maintenance shop, pool equipment, water meters, sprinkler systems, and timers.
3. Maintains and makes repairs as needed to plumbing, electrical units, concrete, masonry, air conditioning, roofing, fencing, doors, windows, and other property structures and equipment. May be responsible for painting the interior and exterior of buildings, railings, and curbs.
4. Establishes and follows preventive maintenance schedules.
5. Maintains workshop and storage areas in a clean, orderly condition, and maintains company tools, equipment, and vehicles in proper working condition. Diagnoses equipment malfunctions and recommends appropriate action.
6. Orders by phone and picks up parts for repairs, maintenance, and replacement. Records the purchases according to property inventory procedures.
7. Answers night and weekend "on-call" emergencies.
8. Performs other duties assigned by supervisor.
Essential Job Functions - Larger Properties:
1. Assists Lead Maintenance Technician in periodic inspection of HVAC plant, hot water heaters, elevators, equipment room, maintenance shop, pool equipment, sprinkler systems, and water meters.
2. Coordinates with Lead Maintenance Technician repairs and replacements to complete work orders and make apartments market-ready.
3. Assumes responsibility for answering "on call" night and weekend emergencies.
4. May repair surfaces to be painted - interior drywall and ceilings and exterior stucco or wood, and perform other interior and exterior painting duties as instructed by supervisor.
5. Assists in keeping pool area (including furniture), storage areas, and tools/equipment in clean condition.
6. Purchases and picks up parts for repairs, maintenance, and replacement. Records the purchases according to property inventory procedures.
7. Performs other duties assigned by supervisor.
Physical Requirements:
1. Ability to work inside and outside in all types of weather.
2. Medium to heavy work requiring repeated or prolonged standing, walking, climbing, stooping, kneeling, and crouching. Lifting up to 100 pounds; frequent lifting and carrying of up to 50 pounds.
3. Ability to ascend and descend ladders and stairs.
4. Good hand-eye coordination with ability to perform repetitive/continuous tasks according to set procedures and sequence.
5. Ability to discriminate between shades of color and to identify from memory colors or color combinations.
6. May from time to time become exposed to atmospheric conditions that could include fumes, odors, dusts, mists, gases, poor ventilation, or other conditions affecting the respiratory system or the skin.
7. Possible exposure to toxic or caustic chemicals.
Equipment and Tools Used:
1. Must have telephone service at home for participation in "on-call" duty.
2. May use electric or gas-powered "golf cart" type vehicles for touring larger properties.
3. Will use such power tools as circular saw, power drill, sander, bench grinder, and hedge trimmer.
4. Technician must have the following basic hand tools normally used in maintenance or construction:
