Job description

Maintenance (Facilities) Director
Job Type: Full-Time
Location: [Community Location]

Join the Arbors/Ivy Team

At Arbors/Ivy, we are family-oriented and committed to family-centered aging through generations. We lead with integrity, care, compassion, and teamwork, and we believe in a culture of collective ownership—doing whatever it takes to deliver excellence for our residents and their families.

We’re looking for a hands-on Maintenance Director who works with urgency, pays close attention to detail, and takes pride in getting things done right—the first time, on time, and within budget whenever possible.

About the Role

This is not a desk job. This is a hands-on leadership role for someone who knows when to pick up the tools themselves and when to call in the right support.

You’ll be responsible for the overall maintenance and housekeeping operations of the community—ensuring the environment is safe, clean, comfortable, and welcoming every single day.

You’ll follow proven processes, but you’ll also be expected to think ahead, solve problems, and take initiative when situations call for it.

Schedule: Monday–Friday, full-time, with on-call responsibilities for emergencies.

What You’ll Be Responsible For
  • Oversee all maintenance and housekeeping functions
  • Perform hands-on work including electrical, carpentry, painting, and general repairs
  • Complete apartment turnovers with speed, accuracy, and attention to detail
  • Maintain property, grounds, and building systems
  • Execute preventative maintenance to avoid costly issues
  • Supervise housekeeping staff: hiring, scheduling, training, and evaluations
  • Coordinate with other departments to keep the community running smoothly
  • Ensure work is completed safely, correctly, and on time
  • Stay mindful of costs and look for ways to complete projects efficiently
  • Be on-call for property emergencies

You’ll Thrive Here If You:
  • Work with a strong sense of urgency to get things done
  • Have high attention to detail and expect work to be done perfectly
  • Take pride in finishing projects on time and under budget
  • Know when to handle a task yourself and when to call in outside help
  • Are proactive and capable of figuring things out without waiting to be told
  • Follow established processes but improve them once you understand them
  • Lead by example and aren’t afraid to get your hands dirty

Requirements
  • Strong knowledge of building systems: mechanical, electrical, and plumbing
  • Minimum 3 years of property or facilities experience (healthcare preferred)
  • HVAC certification preferred but not required
  • Strong communication and customer service skills
  • Dependable, hands-on, and committed to excellence

Benefits
  • PTO
  • Health and Dental Insurance
  • Life Insurance
  • Short- and Long-Term Disability
  • Health Care and Dependent Care FSA
  • Paid Holidays and Floating Holiday
  • Pet Health Insurance Programs
  • Employee Assistance Plans
  • Retirement Account Assistance
  • Employee Appreciation Programs

Our Culture

At Arbors/Ivy, maintenance and housekeeping are about more than operations—they’re about protecting resident comfort, dignity, and safety. We work as one team, take ownership of our community, and support one another with hard work, integrity, and a good laugh along the way.

If you’re a hands-on leader who moves with urgency, takes pride in precision, and does whatever it takes to keep a community running at its best—we’d love to meet you.
