About the Role

We're looking for a driven Business Development / Leasing Manager to help grow our property management portfolio, oversee leasing performance, and drive revenue across sales and service contracts. You'll be building relationships, closing deals, and managing leasing results with clear goals and strong earning potential.



What You'll Do

  • Source, pitch, and close new property management contracts (investment properties + HOAs).
  • Build and maintain a strong pipeline of leads through outbound outreach and networking.
  • Oversee leasing performance for in-house units: 3% vacancy, 21 days on market.
  • Ensure listings go live within 48 hours of vacancy (pricing, photos, access setup).
  • Facilitate sales & leasing deals (buyers, sellers, tenants).
  • Pitch and close maintenance & ancillary contracts (snow, landscaping, construction, etc.).
  • Report progress daily with CEO for KPI check-ins.

Profitable Properties Boston (PPB) and Green Ocean Property Management (GOPM) are leading property management and real estate firms in the Greater Boston market. We manage a diverse portfolio of investment properties and condominium/HOA associations, while also driving leasing, sales, and ancillary service growth.

We're seeking a Business Development Manager / Leasing Manager who can grow our portfolio, close deals, and manage leasing performance across our in-house properties. This role is for someone who thrives on building relationships, hitting measurable goals, and taking ownership of both revenue growth and leasing oversight.



Role Overview

The Business Development / Leasing Manager is responsible for sourcing and closing new business, overseeing the leasing pipeline, and driving ancillary revenue streams. This is a performance-driven role with clear KPIs, daily accountability, and a commission structure that rewards results.

You'll work directly with the CEO in a fast-paced, entrepreneurial environment, with significant autonomy - and equally high expectations.



Core Responsibilities

Business Development

  • Source, pitch, and close new property management agreements (investment properties and HOAs).
  • Conduct consistent outbound outreach to referral partners, trustees, boards, and direct property owners.
  • Build and maintain a pipeline of qualified prospects in CRM with full visibility and reporting.

Leasing Oversight

  • Manage the leasing pipeline for all in-house units.
  • Ensure 3% vacancy rate across the managed portfolio.
  • Achieve an average of 21 days on market per vacancy.
  • Guarantee each vacancy has an active marketing plan within 48 hours (listing, pricing review, photography/3D tour, access setup).

Sales & Transactions

  • Facilitate and close in-house sales and leasing deals.
  • Work with buyers and sellers in coordination with company sales operations.

Ancillary Revenue Growth

  • Pitch and close maintenance contracts (snow, landscaping, dryer vents, gutters, construction, etc.).
  • Coordinate with operations for scope/pricing and ensure agreements are signed.

Reporting & Accountability

  • Provide weekly pipeline updates (deals signed, outreach activity, leasing metrics, ancillary contracts).
  • Meet daily with the CEO for KPI review/check-in.



Performance Expectations (KPIs)

Monthly Minimums:

  • 300+ personalized outreach touches (calls, emails, LinkedIn, in-person).
  • 8-10 referral partner meetings.
  • 8-10 direct owner/board meetings.
  • 100% CRM outreach logged and updated weekly.

Conversions:

  • 10-15+ new investment property units signed per month.
  • 2-3 new HOA management contracts signed per month.
  • Leasing: Maintain 3% vacancy and 21 days on market.

Quality & Retention:

  • <10% churn within 12 months of onboarding new clients.
  • Weekly CRM transparency and updates.



Compensation

  • Base Salary: Competitive (DOE).
  • Commission Structure:
    • Property Management: $135-$159 per door (direct-sourced), reduced rate for referral-sourced.
    • HOA Management: $25 per door (direct-sourced), accelerators for volume.
    • Sales & Leasing: Up to 100% of Gross Commission Income (deal-specific).
    • Ancillary Services: 2.5% of gross contract value (year one).
  • Bonuses: Monthly accelerators for exceeding HOA/new door targets.
  • PTO: 10 vacation days, 5 sick days, 10 paid holidays annually.
