Position Summary
At NewMark Merrill Companies, Property Managers are responsible for the day-to-day operational performance of the centers they oversee, ensuring each asset consistently meets company standards for physical condition, tenant experience, and overall execution. This role is accountable for managing operations, controlling expenses, and executing property-level priorities in alignment with company objectives.
Property Managers are empowered to make informed, timely decisions within their scope of responsibility, while partnering closely with Regional Property Managers on broader priorities, escalations, and strategic direction. Success in this role requires strong operational discipline, sound judgment, and the ability to balance multiple priorities while maintaining a high standard of execution.
Beyond operations, Property Managers are expected to build strong relationships with tenants, vendors, and the surrounding community, using on-the-ground insight to support leasing efforts and enhance overall center performance. This role works cross-functionally with accounting, marketing, leasing, and other internal teams to ensure properties operate efficiently and deliver a consistent, high-quality experience.
Essential Job Functions
  • Oversee day-to-day property operations, ensuring alignment with business plans, performance expectations, and company standards
  • Ensure properties consistently meet company standards for physical condition, operations, and tenant experience through regular inspections and proactive issue resolution
  • Develop and manage annual operating and capital budgets; monitor financial performance and proactively address variances through cost control measures and operational adjustments
  • Actively manage and control operating expenses, identifying opportunities for efficiencies while maintaining property standards
  • Participate in capital planning and oversee execution of approved projects, ensuring scope, budget, and timelines are effectively managed
  • Build and maintain strong relationships with tenants, vendors, and community stakeholders to support property performance and a high-quality customer experience
  • Support leasing efforts by providing on-the-ground insights into tenant performance, merchandising opportunities, and overall center dynamics
  • Evaluate service needs, oversee vendor contracts, and manage third-party service providers to ensure quality performance and cost effectiveness
  • Partner cross-functionally with accounting, marketing, leasing, and other internal teams to support property-level initiatives and overall portfolio performance
  • Ensure compliance with all legal, regulatory, and environmental requirements
  • Respond to after-hours issues and emergencies as needed

Requirements
  • Bachelor's Degree or equivalent work experience, with a minimum of 5 years of experience in retail property management
  • Demonstrated ability to manage property operations with a high level of accountability for execution, property condition, and performance standards
  • Strong financial acumen with experience managing operating budgets, controlling expenses, and addressing variances
  • Experience overseeing capital projects, including planning, coordination, and execution
  • Ability to make sound, timely decisions within defined authority, with good judgment on when to escalate
  • Strong interpersonal skills with the ability to build and maintain effective relationships with tenants, vendors, and internal partners
  • Proven ability to collaborate cross-functionally and contribute to broader property and portfolio objectives
  • Highly organized with strong time management skills and the ability to manage multiple priorities effectively
  • Effective communicator, both written and verbal
  • Proficient in Microsoft Office (Excel, Word, Outlook) with an interest in property technology and systems
  • California Real Estate Salesperson license required
