Position Overview
As a Facilities Specialist - PM Operations, you're accountable for completing assignments at assigned sites and bringing each site up to KPG standards. You'll support Property Management operations by assisting with work orders, ordering parts, executing preventative maintenance, and helping sites prepare for and pass inspections such as REAC and state inspections. This is a non-exempt role reporting to the Assistant Director of Maintenance and requires 100% travel.
Key Responsibilities
Assess each site upon arrival, develop a plan, and implement actions to bring the site up to KPG standards, including work orders, inspections, and preventative maintenance
Collaborate with the Assistant Director of Maintenance and Regional Manager on the plan of action, including ordering and supplying parts needed to complete work
Partner with the Site Manager, Regional Manager, and Assistant Director of Maintenance to ensure all EL&S items are addressed within the allocated timeframe
Submit contractor bids to the Regional Manager and/or Assistant Director of Maintenance for all life safety items
Oversee completion of life safety items when there isn't a maintenance team on site
Assist in completing work orders as needed across assigned sites
Support the Assistant Director of Maintenance in any way possible to help teams meet operational goals and compliance requirements
Complete other duties as assigned
Qualifications
High school diploma or GED required
5 years of relevant experience required
Must be willing and able to travel 100% of the time
Strong communication skills with the ability to read, write, speak, and interpret rules, procedures, and routine reports/correspondence; able to communicate effectively with employees and residents
Solid math skills, including working with whole numbers, fractions, decimals, rates, ratios, percentages, and basic graphs
Strong reasoning and problem-solving skills; able to follow written, oral, or diagram instructions and address problems with concrete variables in standardized situations
Intermediate computer skills, including MS Office; experience with InspectCheck preferred
Ability to read a tape measure and use a level
