Job description

WRH is seeking an experienced, dynamic, and detail oriented Affordable Housing Occupancy & Leasing Coordinator to help lead the lease-up and stabilization of an exciting new affordable housing community in Homestead, Florida.

This premier new construction development features more than 570 affordable apartment homes across two mid-rise buildings, offering a unique opportunity for a detail driven team member who thrives in a fast-paced lease-up environment and is passionate about building a successful community from the ground up.

  • Monitor file compliance and move-in activity.
  • Review and submit prospective resident applications, including income verifications, asset verifications, child support documentation, and all other required forms necessary to demonstrate program compliance.
  • Review and submit resident income certifications, lease agreements, addenda, affidavits, and supporting documentation prior to move-in.
  • Monitor and submit annual and interim recertification files in accordance with program and state requirements.
  • Review correction notices and ensure deficiencies identified in move-in or recertification files are resolved timely and accurately.
  • Assist with preparation for state agency audits, investor reviews, compliance monitoring visits, and file audits.
  • Work closely with residents and third-party agencies to verify income, assets, and household composition.
  • Assist with the development and execution of marketing plans to achieve leasing and occupancy goals.
  • Aggressively market the community through outreach efforts, resident referrals, social media, and other approved advertising channels.
  • Monitor market conditions, comparable properties, occupancy trends, and leasing performance.
  • Conduct community tours, present apartment homes and amenities, determine housing needs, and communicate program eligibility requirements.
  • Process applications and supporting documentation for approval in accordance with community policies and affordable housing guidelines.
  • Complete lease documents, required addenda, deposits, and move-in paperwork accurately and timely.
  • Coordinate move-in activities and verify apartment readiness prior to resident occupancy.
  • Monitor upcoming lease renewals and recertification schedules to ensure compliance deadlines are met.

  • Excellent sales, negotiation and closing skills including persistence, competitiveness and desire to succeed
  • Excellent social media knowledge includes creating content, building interest in business, product awareness and market reach.
  • Demonstrates ability to think creatively to develop new marketing
  • Use of software applications and search engines to leverage resident and prospect
  • Enthusiastic, very determined, reliable, outgoing
  • High school diploma required, college degree preferred.
  • Proficiency in Microsoft Office Suite including Word, Excel &
  • Experience with current property management software preferred (Yardi).
  • Positive attitude, strong work ethic and ability to influence and motivate
