What is a mortgage processor?

Mortgage processors are professionals who handle and organize the documentation and information required to process a mortgage loan application. They act as a liaison between the borrower, loan officer, and underwriter, ensuring that all necessary paperwork is complete, accurate, and submitted on time. Their responsibilities include verifying employment and financial information, ordering credit reports, coordinating appraisals, and tracking the progress of the loan application to ensure it moves smoothly toward approval and closing.

What are the key skills and qualifications needed to thrive as a mortgage processor?

To thrive as a Mortgage Processor, you need a solid understanding of loan products, mortgage regulations, and financial documentation, typically supported by experience in the finance or real estate industry. Familiarity with loan origination systems (LOS), automated underwriting tools, and compliance software is essential. Strong organizational skills, attention to detail, and effective communication set outstanding processors apart. These skills ensure accurate, timely processing of loan applications, minimizing errors and delays while maintaining regulatory compliance.

What are the most common challenges faced by mortgage processors, and how can they be managed effectively?

Mortgage processors often encounter tight deadlines and frequent changes in documentation requirements, which can make staying organized challenging. Managing multiple loan files at different stages of completion requires strong attention to detail and effective communication with loan officers, underwriters, and clients. To succeed, it's helpful to develop robust organizational systems, stay updated on lending guidelines, and build excellent relationships with team members to quickly resolve any issues that arise during the process.

How much do entry level mortgage processors make?

Entry-level mortgage processors typically earn between $35,000 and $50,000 annually, depending on location and employer. Starting salaries may increase with experience, certifications, and proficiency with loan processing software such as Encompass or Calyx Point.

Is it hard to be a mortgage processor?

Mortgage processors handle the review and verification of loan documents, requiring attention to detail, organizational skills, and knowledge of lending guidelines. The role can involve repetitive tasks and tight deadlines, but it is generally manageable with experience and familiarity with processing software. Certification or training in mortgage lending can also improve efficiency and job performance.

Job description

Own the Process. Earn Like You Matter.
Most mortgage companies treat processors like back-office support. At Griffin Funding, you're the operator who makes million-dollar deals close, and you're paid like it.
What You'll Actually Make
Our processors fund 15-20 Non-QM loans per month and earn $3,750-$5,000 in bonuses on top of their base salary. Strong performers consistently earn $10,000+ per month. Your bonus isn't just volume. It's tied to pull-through, borrower experience, and five-star reviews. Clean execution pays.
What Makes This Role Different
You're not a document collector. You're pre-underwriting every file before submission. You're catching guideline conflicts, income calculation errors, and property issues before underwriting does. You're thinking two steps ahead on every loan.
You handle complexity that most processors never see. Bank statement income. P&L programs. DSCR investor loans. Multiple property scenarios. Self-employed borrowers with variable comp. This isn't cookie-cutter Fannie Mae processing. You're building real expertise.
Your opinion matters. When a loan officer brings you a marginal deal, you're the one who tells them if it works or not. You know the guidelines. You know what underwriting will flag. You're a strategic partner.
What We're Looking For
Experience that counts. 2+ years of processing residential loans in NON-QM Loans, specifically DSCR & Bank Statement loans within the past 2 years. You've worked in an LOS, you can read a credit report in 60 seconds, and you know the difference between program guidelines and investor overlays.
You pre-underwrite in your sleep. You catch DTI errors before they become conditions. You spot income calculation mistakes in the application. You know when an appraisal will come in, short before it's even ordered. You review files the way underwriters think.
You calculate complex income correctly. Self-employed? You're pulling 1040s, Schedules C, K-1s, and depreciation addbacks. Variable comp? You're averaging it correctly and documenting the stability. Bank statements? You're applying the right percentage and structuring it according to the guidelines. Rental income? You know when to use actuals vs. market rent and which investor accepts what.
You solve problems, not create them. When something's missing, you find it. When guidelines conflict, you figure it out. When underwriting pushes back, you know if they're right or if you need to resubmit with clarification.
You communicate like a professional. Borrowers aren't confused by your requests. Loan officers aren't chasing you for updates. You explain what you need, why you need it, and when it's due.
You want to get better. You're not here to process the same file 1,000 times. You want to learn DSCR. You want to master Non-QM overlays. You want to become the processor that loan officers fight to work with because you make their deals close.
Why Processors Stay at Griffin
Non-QM expertise builds your resume. Most processors never touch investor products, complex income scenarios, or Non-QM programs. Here, it's your daily work. You're becoming the processor other companies will pay a premium for.
Performance-based pay that's actually fair. Your bonus is tied to funded volume, pull-through rate, and borrower reviews. Close clean files, keep deals moving, deliver great experiences get paid accordingly.
Systems that don't fight you. Organized pipelines. Dedicated support for title, appraisal, and conditions tracking. Technology that actually helps. You spend your time processing, not fixing broken workflows.
Advancement built into the structure. Senior processor. Non-QM product specialist. Processing trainer. Operations leadership. We aim to promote the people who've proven they can run the system at a high level.
A culture that respects execution. Loan officers know they don't close without you. Leadership knows you're the quality control between a submitted file and a funded loan. Borrowers leave five-star reviews because you kept them informed and made it smooth. Your work is visible, valued, and compensated accordingly.
What We Expect From Day One
You take ownership. Your files are your responsibility. You know what's in your pipeline, what's at risk, and what's funding this week.
We're a referral-based company. 1st party SEO driven leads. Every file you touch reflects on Griffin Funding's reputation. Clean files build trust with realtors, financial advisors, and CPAs who refer their clients to us. And repeat/ referral business!
You stay humble and keep learning. Guidelines change. Investors update overlays. New loan programs roll out. You don't coast on what you knew last year.
Ready to Process at a Higher Level?
Most processors spend their careers managing chaos, hoping to survive the day. At Griffin Funding, you'll manage complexity, earn what you're worth, and build expertise that makes you one of the best in the business.
Strategic. Highly Compensated. That's processing at Griffin Funding.
Griffin Funding, provides equal employment opportunities (EEO) to all employees and applicants for employment without regard to race, color, religion, sex, national origin, age, disability or genetics.
