Job description

We are seeking a Construction Monitoring Inspector to join our dynamic, team-oriented office

located in Zionsville, Indiana. We are looking for someone with commercial construction

experience, sound judgment, strong communication skills, and a high level of curiosity. The idea

candidate is someone who notices when site conditions, billing, schedules, or documentation do

not appear to align – and who can ask thoughtful questions, document findings clearly, and

communicate professionally with contractors, clients, and teammates.


Primary Responsibilities

  • Visit active construction sites to observe progress and document current conditions.
  • Review contractor pay applications, invoices, change orders, construction schedules, and supporting documentation.
  • Compare observed site progress against billing, schedules, and project documents.
  • Identify discrepancies, missing information, or items requiring clarification.
  • Prepare clear, accurate monthly progress reports for bank and investor clients.
  • Communicate professionally with general contractors, project contacts, bankers, and internal team members.
  • Manage approximately 50 job-site visits per month, including at least to 2–3 overnight trip per month.
  • Contribute to a collaborative team environment focused on accuracy, integrity, and continuous improvement.


Required Skills and Experience:

  • Experience in commercial construction or a closely related field.
  • Understanding of construction progress and sequencing.
  • Familiarity with plans, AIA G702/G703 forms, change orders, construction schedules, and contractor invoices.
  • Ability to evaluate whether contractor billing appears consistent with observed construction progress.
  • Strong written communication skills and ability to prepare client-ready reports.
  • Strong verbal communication skills with contractors, clients, bankers, and internal team
  • members.
  • Proficiency with Microsoft Excel, Word, and Outlook.
  • Strong organizational skills and able to plan, prioritize, and manage multiple time-sensitive tasks simultaneously.
  • High attention to accuracy, documentation, and follow-through.
  • Ability to travel locally and regionally as needed.
  • Self-motivated with the ability to work independently and as part of a team.
  • Detail-oriented with the ability to focus on quality, accuracy, timeliness, and attention to detail.
  • Excellent problem-solving, communication, and interpersonal skills.
  • A positive attitude with a desire to contribute ideas for improvement.
