Job Overview

Bill Lake Modular Homes is seeking a detail-driven Estimator with residential and/or modular construction experience to join our team in Sprakers, NY. This role plays a critical part in the success of every project — from pre-construction planning through final delivery. The Estimator will prepare accurate cost projections, collaborate across departments, and support proactive communication with customers and trade partners to ensure every home is delivered on time and within budget.

This position requires strong knowledge of residential construction estimating, contract review, cost analysis, and project documentation management within a modular or stick-built environment.

Key Responsibilities
  • Project Management & Documentation
  • Review plans and specifications using takeoff software to develop detailed and accurate cost estimates.
  • Effectively communicate modifications needed to project documents and ensure updates are completed prior to construction start.
  • Maintain organized documentation of estimates, customer selections, specifications, and project correspondence.
  • Track and monitor project budgets throughout the lifecycle and notify leadership of cost impacts or variances.
  • Market & Cost Analysis
  • Request, review, and evaluate cost proposals from subcontractors and builder partners.
  • Prepare comprehensive cost estimates including labor, materials, equipment, and overhead.
  • Negotiate pricing and contract terms with subcontractors and suppliers to secure competitive rates.
  • Analyze market conditions and material trends to ensure accurate forecasting.
  • Leadership & Communication
  • Collaborate with internal teams, trade partners, and customers to fully understand project scope and expectations.
  • Represent Bill Lake Modular Homes professionally within trade and customer communities.
  • Work cross-functionally to resolve challenges and support company objectives.
  • Provide proactive updates and communicate effectively with stakeholders.

Qualifications
  • Minimum 1 year of residential construction estimating experience (required).
  • Knowledge of residential construction drawings and specifications (preferred).
  • Proficiency in estimating software, spreadsheets, and cost analysis tools.
  • Strong understanding of best practices in residential construction estimating.
  • Ability to manage multiple projects simultaneously while meeting deadlines.
  • Strong negotiation skills and experience reviewing subcontractor proposals.
  • Familiarity with construction contracts and compliance requirements.
  • Degree in Construction Management, Civil Engineering, or related field preferred but not required.
  • High School Diploma or equivalent (preferred).
  • In-person attendance required.
