SUMMARY
Partner is seeking a Full-Time Mechanical and Building Systems Engineer. This position is responsible for performing and reviewing Mechanical, Electrical and Plumbing (MEP) and Fire Life Safety (FLS) system assessments as part of Partner's Integrated Facility Solutions (IFS) Group. This position requires building assessments, investigation, consulting, and some development of design solutions.
RESPONSIBILITIES
Self-performs MEP Assessments and prepares MEP Assessment Reports. Scope of MEP/FLS Assessments generally consist of:
  • Self-performs single site visit consisting of a "walkthrough" survey and representative observation of accessible tenant spaces, common areas, roofs, and major mechanical areas
  • Conduct visual observation of heating and cooling equipment and assess the general quality, condition, level of maintenance, and capacity of existing systems
  • Conduct visual assessment of interior and exterior lighting systems as well as major electrical systems such as main switchboards, distribution panels, motor control centers, metering equipment, transformers, and other ancillary systems such as emergency backup power generators
  • Assess the existing condition of plumbing systems including domestic supply, waste, and vent piping as well as plumbing fixtures, water heating equipment, and pumps
  • Assess the condition of fire protection and life safety systems including fire suppression systems, alarm systems, smoke evacuation equipment, and notification systems
  • Document existing conditions, significant deficiencies, and/or evidence of deferred maintenance via photographs and narrative description
  • To the extent possible, gather key data from major MEP system equipment tags including model number, serial number, date of manufacture, and nominal capacity (i.e., Btu/hr, hp, tonnage, etc.)
  • Review setpoints, schedules, and system capabilities of existing building automation systems (BAS) and/or central HVAC control systems, as applicable
  • Takes document photographs of representative systems, conditions, and physical deficiencies.
  • Conduct in-depth interviews with property owners, management personnel, facility engineers, third-party service providers, and local government officials, to develop an understanding of current facility operations, conditions, historic repairs/replacements, and/or any planned or ongoing major capital improvement projects
  • Conduct in-depth review of available construction documents, as-built drawings, system sequences of operation, equipment specifications, repair/improvement cost information, maintenance reports and logs, Building and Fire Department inspection reports, and similar information to determine the condition of the building
  • Prepares estimated costs to remedy building deficiencies.
  • Provides technical direction and guidance to Project Managers on MEP issues.
  • Communicates with clients and management to discuss and develop solutions to recognized MEP system concerns and to develop customized consulting solutions for clients.
  • Complies with federal, state and local legal requirements by studying new and existing legislation, anticipating future legislation, enforcing adherence to requirements, and advising management on necessary action in the areas of MEP systems.
  • Delivers outstanding customer service through timely response and proactive solutions to client needs.
  • Performs other duties as assigned.

QUALIFICATIONS

EDUCATION AND EXPERIENCE
Bachelor's Degree (BA/BS) or Master's Degree in mechanical engineering, electrical engineering, or similar, and 5+ years commercial/industrial engineering consulting or design experience with a solid understanding of all major MEP and FLS systems.
CERTIFICATES / LICENSES
  • P.E. in mechanical engineering preferred
  • CEM, CEA, CBCP, or CMVP preferred

COMMUNICATION SKILLS
  • Excellent written and verbal communication skills.
  • Must be comfortable with interfacing directly with Clients.
  • Strong organizational and analytical skills.
  • Ability to provide efficient, timely, reliable and courteous service to customers.
  • Ability to effectively present information.
  • Produce high quality deliverables (reports and spreadsheets) with limited QC review.

OTHER SKILLS/ ABILITIES
  • Advanced knowledge of computer software and hardware (i.e. Microsoft Office Suite Products). Excellent time management and organizational skills. The position requires simultaneously managing electronic deliverables for several ongoing assignments.
  • Ability to travel up to 40% of the time.

COMPENSATION
Salary range: $100,000 - $140,000. This is what we reasonably expect to pay for the role
The pay scale for this role considers a wide range of factors when making compensation decisions including, but not limited to, skill sets, experience and training, licensure and certifications, and other business and organizational needs. Please note, the disclosed pay scale estimate has not been adjusted for the applicable geographic location where the position may be filled.
You may also be eligible to participate in a discretionary incentive bonus program which is dependent on various factors, including, but not limited to individual and organizational performance.
