Project Manager

Summary: The Project Manager's main responsibility is building and sustaining positive relationships with our subcontractors and customers while ensuring exceptional craftsmanship and service on all projects from start-up to completion. This role is on the go all day every day, starting and checking in on jobs, assisting crews as needed, paying close attention to project details and craftsmanship, and continually communicating with Customers, Crews, and the Senior PM. The Project Manager also completes all final job inspections, receives helpful feedback from our customers, and asks for positive reviews and referrals. It is the Project Manager's responsibility to close out all jobs in a timely manner. A Project Manager enjoys meeting new people, building relationships, supporting others, and problem-solving. This role is a self-motivated, field-knowledgeable, trustworthy, caring person who connects well with others and handles conflict well.
Essential Duties and Responsibilities:
1. Total Cycle Time. Responsible for maintaining constant forward momentum on all projects, ensuring no job becomes stagnant, and all phases move efficiently toward completion. Closing all projects out by punch list completion, getting a signed COC, collection of 2nd and final payment, valid final inspection, and review/ referral.
2. Project Review. Reviews all projects the day before start-up and manages the progress of all projects from the start date to completion including multi-phase jobs.
3. Communication. Communicates and completes Pre-job call/meeting with work crew the day before start-up to relay important information (special notes, dumpster and material placement). Identify issues that may negatively impact the completion of the project. Communicates with the customer on start-up date to answer questions or concerns, set expectations, provide contact information and introduce crew leader. Updates DF and email chain as required and in accordance to the SOPs.
4. Start-ups. Arrives at first start-up at 7am. Arrives prepared with small stock of regularly used materials, shirts for crews and yard signs.
5. In-Progress check- ins. Completes daily in-progress check-ins with customers and crews for all ongoing projects. Collect any additional materials needed, updated plywood count and confirm all additional work needed is approved in writing in DF and communicated to the customer and Sr Project Manager in writing prior to starting additional work.
6. Prioritizing. Project Manager prioritizes what order he plans to visit ongoing projects. (Keeping in mind customer needs, the present situation/ climate of a job, needed materials and/ or onsite assistance, distance/ location, what crew is onsite, etc.)
7. Project Scheduler/Market Administrator. Communicates with Schedular (via sign-on chain) when the next phase of a project needs to be scheduled.
8. Punch list. Completes minor punch list items as needed and communicates these items to the job sheet email chain.
9. Final Inspection. Completes final inspections on all projects the day after completion (Even if there are more phases to come)
10. Assists. Partner with the Sr. Project Manager to confirm project specifications ("specs") when available. Visits project sites, confirms measurements and materials provided by the Estimator, identifies issues that might affect the successful completion of the project, and clarifies any identified issues with the homeowner. Helps reconcile the margins if Sr PM has questions.
11. Feedback. Provides feedback to the Sales, Marketing, and Production Departments. Provides feedback to other departments on potential revenue opportunities or improvements that could help the Company grow.
12. Safety and Compliance. Complies with all Company safety rules and operating procedures, practices and guidelines. Safety is a non-negotiable responsibility. Immediately identifies, corrects, and escalates unsafe conditions on all job sites
13.Completes other tasks assigned by Management.
Requirements:
1. 2+ years of experience in the home building, remodeling, or renovation markets as a skilled tradesman, assistant project manager, or project manager.
2 . A demonstrated ability to understand and work with contracts that provide for construction services or financing for construction services.
3. Strong 4-function math skills: addition, subtraction, multiplication, and division.
4.Demonstrated computer skills using a service-oriented CRM system, including mobile access.
5. Excellent customer service skills, including the ability to keep calm and be clear with challenging customers, staff, and vendors.
6. The perseverance to keep pursuing solutions even when customers, staff, or vendors are not cooperative.
7. Strong oral and written communications skills when interacting with customers, staff, management, or vendors.
8. Strong abilities to multi-task, prioritize activities, and react quickly to changing information.
9. A valid driver's license with no restrictions on driving for company-related business.
10. A reliable mode of transportation to ensure a prompt start to the working day.
11. Desirable personal traits including honesty, integrity, accuracy, high standards, fairness, and good listening and time management skills.
12. Strong analytical and problem-solving skills
13. Solid working knowledge of federal, state, and local laws and regulations
14. No restrictions or requirements preventing the ability to work in the US for any US company.
Physical demands:
The ability to walk around an office, warehouse, or neighborhood, climb and descend stairs, work in a seated position at a desk for hours at a time, stand at a trade/home show for hours at a time, drive to and from offsite meetings, operate computers and phones, open file cabinets, bend/stand as necessary, transport, set up, and use an extension ladder, safely climb on, navigate around, and descend from residential and commercial roofs, and occasionally lift and carry up to 50 pounds.
