Overview

Speed Bay Warehouse Solutions is a vertically integrated real estate investment and management platform focused on acquiring and operating shallow bay, multi-tenant light industrial assets in prime infill markets throughout the U.S. Sponsored by the founders of Black Creek Group-whose 30-year track record includes over $25 billion in real estate transactions-the firm is led by a seasoned executive team with extensive real estate industry experience and deep expertise investing in and managing multi-tenant light industrial properties. Speed Bay is building a national portfolio designed to deliver durable, long-term value through disciplined acquisitions, operational excellence, and technology-enabled performance.

This is an exciting opportunity to join an emerging commercial real estate operating platform focused on acquiring and managing multi-tenant light industrial shallow bay properties in key metropolitan areas across the US.

About the Role

Speed Bay Warehouse Solutions is seeking a strategic, results-driven Marketing Manager to lead the company's property marketing strategy and execution, and to work with other Speed Bay marketing team leaders to support consistent and coordinated brand strategy and marketing initiatives across all platforms. This individual will oversee digital marketing performance, manage agency partnerships, and craft a consistent and compelling company narrative through branded assets, corporate and property-level collateral, and digital channels.  This includes ownership of the Speed Bay social media communications program, including the in-house creation of content for frequent multi-media posts.  The candidate will also be involved with the marketing of ancillary service offerings as they are implemented.  The ideal candidate is both creative and analytical, with expertise in digital marketing, brand direction, and real estate industry positioning.

Key Responsibilities

Marketing Strategy & Execution

  • Develop and execute the company's overall property marketing strategy in alignment with business goals
  • Own and evolve our property-specific brand strategy and brand identity, ensuring all marketing communications reflect a consistent, professional, and compelling brand tone
  • Serve as a key member of the brand team, advising peers on messaging and design standardization
  • Collaborate closely with our Design and Marketing team members to translate business objectives into clear, on-brand campaigns and assets
  • Partner with leadership to refine our mission, values, and market positioning to ensure they are clearly communicated and embedded across all property-related brand touchpoints
  • Partner with the Property Management team to ensure all property-level branding signage, leasing materials, tenant communications, and on-site presentation is consistent with Speed Bay's brand guidelines and reflects the firm's standards of quality and professionalism
  • Define the company's tone of voice and integrate it into the brand guidelines
  • Establish a LinkedIn strategy and be responsible for the creation of Posts, including deal announcements, tenant interviews, special event notifications, employee spotlights, and other features
  • Evaluate, recommend and launch marketing campaigns on additional social media platforms that reach Speed Bay's target audience and tenant base

Digital Marketing & SEO/GEO

  • Oversee SEO agency relationships, ensuring strategies drive measurable lead generation and web performance
  • Manage Google Ads spend and campaigns across search and display, optimizing for ROI
  • Leverage analytics tools (Google Analytics, etc.) to track, measure, and improve marketing performance
  • Manage third-party vendors responsible for paid digital marketing, including Google Ads, SEO, GEO, and other performance channels, setting clear KPIs and overseeing campaign strategy to ensure alignment with Speed Bay's brand standards

Content & Communications

  • Set strategy for Speed Bay's property-specific digital ecosystem by overseeing property-specific website content, social channels - including LinkedIn, and paid media to support a cohesive, always-on brand presence
  • Manage our property-specific website content and coordinate with our Design & Marketing Associate, current developer (Framer) or future website vendor
  • Build and manage social operations, including content planning, publishing, and community engagement, to actively engage with our target audience
  • Craft communications that support leasing, retention, and engagement of our tenants while maintaining our brand standards and voice
  • Establish Speed Bay as an authoritative voice in the shallow bay industrial sector through research, thought leadership, and selective media engagement

Vendor & Agency Management

  • Own the property marketing day-to-day relationships with external marketing, creative, and digital vendors, ensuring their output is high quality, on-brand, and aligned with Speed Bay's priorities

Qualifications

  • 6+ years of experience in marketing, ideally with exposure to commercial real estate or financial services industries
  • Expertise in digital marketing, SEO/SEM strategy, and analytics platforms (Google Ads, Google Analytics, SEO tools); knowledge of GEO and experience implementing GEO strategies a plus
  • Strong portfolio of branding experience, including managing design standards
  • Excellent written and verbal communication skills with the ability to translate complex concepts into polished messaging
  • Operate with a test-and-learn mindset, pivoting quickly based on performance data.
  • High-level proficiency with design platforms (e.g., Framer, PowerPoint, Canva, or Adobe Suite, including InDesign) and Microsoft Office Suite
  • Strategic thinker with excellent project management skills
  • Experience managing external creative, digital, and marketing vendors to ensure consistent, on-brand, high-quality execution
  • Working proficiency with AI-powered tools for content creation, research, and workflow optimization
  • Bachelor's degree required; post-graduate degree in Marketing, Communications, or Business a plus

Compensation

The annual full-time base salary range for this role is $115,000 - $150,000. Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval. Speed Bay offers PTO and paid holidays, the terms of which are set forth in the program policies. All full-time employees are also eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K, in each case in accordance with the terms of the applicable plans.
