Job Summary

A Project Manager is to engage and communicate with, challenge and value engineer with, plan and schedule with, analyze and forecast with, and generally facilitate the success of every department of Flynn (Safety, Field, Design, QC, Shipping, Procurement, Business Development, Estimating, Engineering). Success being defined as quality of product and service by Flynn, as well supporting Flynn's core values of "4Ps" - People, Performance Improvement, Profitable Growth, and Partnership.

A Project Manager is to ascertain the needs and expectations of the client and manage these expectations against what Flynn can provide. A Project Manager will manage and develop the Project Coordinator group and assist other Project Managers to success.

Duties and Responsibilities
  • Support and help enforce Flynn's Safety Policy and Culture, and conduct a site Safety/Quality inspection, at minimum every two months, and submit a report to their Director.
  • Review and negotiate contracts, both with our clients and our subcontractors.
  • Review and understand the drawings, specifications, addenda, and tender correspondence.
  • Manage SIs, CCN's, C/O's, CD's, and RFI's are being managed.
  • Apply for bonding, and ensure proper insurances are in place.
  • Create and manage a detailed Schedule of Values (SOV) to facilitate ease of invoicing.
  • Evaluate monthly progress, manage invoicing, forecast sales, apply for substantial performance, apply for release of holdbacks, and assist in the collection of progress billings.
  • Manage and approve PO invoices, subcontractor invoices, and subcontractor holdbacks.
  • Review, analyze, forecast, and report on costs using cost coding and various forms of financial data.
  • Ensure Hand overs, Kick offs, and Autopsy meetings are being held and documented.
  • Ensure accurate and detailed engineered shop drawings are prepared and maintained.
  • Ensure and facilitate a project specific QC program is in place.
  • Ensure close out documents and correctly worded warranties are issued to the client.
  • Protect Flynn by ensuring all key discussions and decisions are documented in writing.
  • Report all issues or concerns to the Project Director and affected departments, so the team is aware, and we utilize the strength of the team.
  • Assess and understand the client's needs and goals, and proactively guide the project to success. (Generally, it is not acceptable to say, "Call us when you are ready", or "not my scope")
  • Ensure assigned Project Coordinators are tasked with work and are getting opportunities to develop.
  • Participate in a positive environment of communication and support.
  • Establish relationships with internal teams, external suppliers, and customers. Identify potential conflicts and finds ways to negotiate the best solutions for Flynn.

Requirements

  • 8+ years of experience in Project Management. (in the glazing industry)
  • An engineering degree or technical diploma in Construction, Building, Civil or Architecture is an advantage.
  • Ability to demonstrate a stable career history as well as successfully completed projects.
  • Exceptional ability to work as a leader, and as a member of a team.
  • Must have strong understanding of blueprints/specifications/contracts
  • Extensive knowledge of curtain wall / glazing systems
  • Able to work as a leader and a team member
  • Strong relationship building and negotiation skills
  • Ability to multi-task, delegate, and meet tight deadlines
  • Strong analytical, problem solving and decision-making abilities
  • Strong organization and communication skills
  • Proficiency in MS office package, including MS Project
