The Maintenance Supervisor oversees daily maintenance operations at Peachtree Apartments, a 296- single-room occupancy (SRO) property. This role leads the maintenance team, ensures the property remains safe and well-maintained, and supports operational goals through proactive maintenance planning and execution. The Maintenance Lead serves as a technical expert and works closely with property management to deliver high-quality service to residents. 
Responsibilities:
  • Lead, train, and support maintenance staff to ensure consistent performance and adherence to company standards. 

  • Perform and oversee routine, preventive, and corrective maintenance, including plumbing, electrical, HVAC, carpentry, painting, and appliance repairs. 

  • Assign, prioritize, and review work orders to ensure timely and effective completion. 

  • Conduct regular inspections of buildings, units, and grounds and address deficiencies promptly. 

  • Oversee apartment turnovers, ensuring quality, efficiency, and readiness for leasing timelines. 

  • Coordinate and supervise vendors and contractors for specialized services and capital projects. 

  • Maintain accurate documentation for work orders, inspections, preventive maintenance, and inventory. 

  • Monitor supply usage and assist with ordering materials within budget guidelines. 

  • Ensure compliance with safety regulations, OSHA standards, and company policies. 

  • Respond to and manage after-hours and emergency maintenance situations as required. 

  • Collaborate with the Community Manager on maintenance planning, scheduling, and property needs. 

Qualifications:
  • High school diploma or equivalent required; technical or vocational training preferred. 

  • Minimum of 4 years of apartment or residential property maintenance experience, including lead or supervisory responsibilities. 

  • Strong technical knowledge of plumbing, electrical, HVAC, carpentry, and building systems. 

  • Proven ability to lead, coach, and hold team members accountable. 

  • Proficiency with hand and power tools and maintenance software or work order systems. 

  • Strong organizational, problem-solving, and decision-making skills. 

  • Professional communication and customer service skills. 

  • Valid driver's license and reliable transportation. 

  • Successful completion of background and drug screenings. 

Working Conditions:
  • Location: Onsite at Peachtree Apartments, 901 F St, San Diego, CA 92101. 

  • Hours: Full-time, 8 hours per day, not eligible for overtime. 

  • Physical Effort: Regular standing, walking, climbing, bending, and lifting up to 50 pounds; exposure to outdoor weather conditions 

  • Travel: Travel by car may be necessary to assist with attending trainings, compliance support, certifications, or operational coverage at other properties within LPM's portfolio.
