Position Purpose

Performs all scheduled and non-scheduled maintenance activities as required. Provide high-level customer service to residents. Ability to work as a part of the maintenance team and independently ensure the safety and integrity of the property.

Essential Responsibilities
  • Diagnoses and performs minor and routine maintenance and repair such as: electrical, plumbing, AC, heating, appliances, stairs, gates, fences, patios, railings, carpet, tile, flooring, gutter, lighting, fireplaces, ceiling fans, doors, cabinets, windows, locks, security systems, etc.
  • Handles resident work orders in a timely manner.
  • Performs unit make-ready repairs and services and restores to market-ready status in a timely manner.
  • Utilize personal Smartphone as needed, taking residentsโ€™ calls through the answering service and responding in a timely manner to emergency maintenance calls.
  • Assists in maintaining grounds and exterior building issues, including trash removal, pet waste, lighting issues, pool assistance, painting, power washing, snow removal, and other duties as needed.
  • Assists in maintaining the interior of the building, including painting, cleaning, and other duties as needed.
  • Other maintenance duties as assigned.

Licenses

  • HVAC certification preferred.
  • EPA license Type II or Universal preferred.
  • OSHA 10 hour preferred.
  • Certified pool operator license (CPO), required at properties with a pool, in compliance with state and municipal requirements. If not certified, the ability to become certified within the timeframe designated by the community manager.

  • Work Order completion average - standard less than three business days.
  • Make Ready turnaround time โ€“ Less than ten days
Job Specifications
  • Prior experience (1-2 years) in related field preferred.
  • Ability to provide personal hand tools for use at work.
  • Smart phone required for use at work.
  • Proactive attitude to assist the maintenance team to ensure that residentsโ€™ needs are met and prospects view an apartment community where they would like to live. Portrays a sense of urgency.
  • Strong communication skills and behaviors that reflect Haley Residentialโ€™s core values. Portrays a โ€œhow can I help?โ€ attitude.
  • State driverโ€™s license and working vehicle for business use.
  • On-time, consistent attendance is an essential function of the position.
