Job description

An established commercial HVAC contractor with more than 40 years of industry experience, is seeking a Commercial Project Manager in the Greensboro, NC area to join their team. This is a high-ownership opportunity for a commercial construction professional who can successfully manage complex HVAC projects while helping establish the company's presence in the Raleigh-Triangle market.
What You'll Do as the Commercial Project Manager:
  • Manage commercial HVAC projects from kickoff through completion, including staffing, logistics, quality control, submittals, equipment procurement, and BIM coordination
  • Coordinate with general contractors, owners, subcontractors, field teams, and internal leadership to keep projects on schedule and within budget
  • Manage project financials, monitor costs, and protect profitability through disciplined change order and cost management
  • Work closely with estimating and field leadership to ensure smooth project execution and successful project turnover
  • Estimate smaller commercial projects when needed, generally those under $100,000
  • Help establish the company's presence in the Raleigh-Triangle market by identifying strong general contractor, developer, and end-user relationships
  • Develop and manage a pipeline of qualified commercial opportunities
  • Build relationships with decision-makers and become a trusted local partner for future projects
  • Provide market intelligence regarding competitors, labor availability, wage dynamics, permitting, and other factors impacting regional growth
  • Help deliver the company's first projects in new markets with a high level of quality and professionalism
  • Represent the company in the field and within the commercial construction community
  • Contribute to the long-term development of a new market with a clear path toward broader operational leadership

Must-Haves as the Commercial Project Manager:
  • 5+ years of experience managing commercial HVAC, mechanical, or comparable commercial construction projects
  • Demonstrated ability to independently manage complex commercial projects from start to finish
  • Strong understanding of project financials, cost control, change orders, and margin management
  • Experience coordinating with general contractors, subcontractors, field teams, and other project stakeholders
  • Ability to read and interpret commercial construction documents and contracts
  • Strong knowledge of submittal processes and project coordination
  • Excellent communication, organization, and problem-solving skills
  • Ability to take initiative and operate independently without needing constant direction
  • Willingness to spend significant time in the field and build relationships throughout the commercial construction market
