Job Description
The Real Estate Development Project Manager is responsible for managing the Due Diligence, Design, and Permitting phases for new Express Oil Change & Tire Engineers and Brakes Plus locations. This position oversees multiple commercial development projects simultaneously, ensuring each location progresses efficiently from real estate contract execution through the start of construction.
Primary Responsibilities
  • Manage assigned commercial development projects from contract execution through construction handoff.
  • Review real estate contracts and leases to identify project timelines, contingencies, and development constraints.
  • Coordinate Phase I & II Environmental Assessments, geotechnical investigations, ALTA surveys, and other due diligence activities.
  • Prepare due diligence reports outlining project schedules, anticipated development costs, and site-specific challenges.
  • Coordinate with architects and civil engineers to develop site layouts that support operational requirements.
  • Lead Pre-Application meetings with municipalities and development consultants.
  • Coordinate zoning, land use, utility, and building permit applications.
  • Work with municipalities to facilitate timely permit approvals.
  • Coordinate third-party consultants, ensuring project milestones and deliverables remain on schedule.
  • Work with landlords and property owners to provide project updates and secure easements or contract extensions as needed.
  • Monitor project schedules and communicate progress to leadership.
  • Identify project risks and implement practical solutions to minimize delays and cost impacts.
  • Perform additional duties as assigned.

Project Governance
  • Develop and maintain project schedules for assigned developments.
  • Monitor consultant performance and ensure project deadlines are achieved.
  • Maintain accurate project documentation and status reporting.
  • Escalate project risks and schedule concerns to leadership when appropriate.
  • Support continuous improvement of development processes and project execution.

Qualifications
Required Qualifications & Education
  • Bachelor's Degree in Real Estate Development, Construction Management, Building Science, Civil Engineering, Architecture, or related field.
  • Three to six years of commercial real estate development, retail development, or site development project management experience.
  • Working knowledge of commercial construction, site planning, zoning regulations, and permitting processes.
  • Experience coordinating architects, engineers, surveyors, environmental consultants, and municipalities.
