Job description

Summary:

The Maintenance Supervisor is responsible for the effective, efficient, and safe repair and maintenance of parish and school campus buildings and grounds, including HVAC, mechanical, plumbing, and electrical systems. The Maintenance Supervisor performs or oversees various maintenance functions, including preventative maintenance and safety and energy conservation audits.

Primary Duties and Responsibilities:

● Serve as primary point of contact for all maintenance issues and building projects.

● Develop and implement maintenance schedule for campus and maintain accurate and up-to-date maintenance records.

● Work with vendors in a calm and professional manor after a job has been determined to need outside vendors and beyond our capacity to handle internally.

● Monitor and supervise the activities of all maintenance and outside contractors on site.

● Manage shift coverage of custodian and supervise custodian to most efficiently support daily maintenance needs.

● Schedule and coordinate lawn mowing and grounds maintenance for the campus. Perform maintenance of lawn mowing equipment or schedule performance of such maintenance.

● Coordinate maintenance and cleaning purchase requests with Director of Operations. Negotiate with vendors to obtain most favorable pricing for maintenance and repair projects.

· Contribute to development of annual budget for maintenance-related expenses.

● Coordinate regulatory audit preparedness for fire, pest control chemical, weed control chemical, and related audits.

● Serve as primary responder to emergency maintenance and facility issues, including fire alarms and weather-related events. Respond to after-hours emergency equipment and service repair calls. Help diagnose causes of malfunctions, make necessary repairs and adjustments, repair or replace defective parts, and reassemble and adjust equipment to proper operating condition.

● Coordinate with vendors for pest control. Inspect facilities periodically to ensure effectiveness of treatments.

● Coordinate snow removal by maintenance staff and third-party vendors.

● Develop and maintain policy and procedures manual relating to Building and Grounds.

● Coordinate with Director of Operations on facilities rentals. Prepare facilities for rental, inspect facilities after events and advise Director of Operations of returning or forfeiture of deposits on such rentals. Work on cleaning facilities after rentals.

● Acquire maintenance related certifications as needed.

● Attend Building and Grounds Commission Meetings.

● Includes janitorial duties as needed.

● Other duties or projects assigned by Director of Operations or Pastor.



Requirements and Qualifications:

Required and Preferred Education and Experience:

· A general working knowledge of mechanical, electrical, HVAC, plumbing and other systems. The ability to repair and resolve minor issues, while understanding if something is too complex and outside help is required.

· 8+ years of experience in maintenance and/or supervision role.

Required and Preferred Knowledge, Skills, and Abilities:

Demonstrated skills in conflict resolution, problem-solving, collaboration, firm/impartial decision-making, computer literacy, and confident leadership. Problem-solving and organization are a must.
