Regional Property ManagerA multi-site leadership opportunity within a growing multifamily operating platform.01 THE OPPORTUNITYThis is a senior operating role for someone ready to run a portfolio, not just administer one - roughly 8 to 15 properties and  1,000- 2,000 units across one or more markets, reporting to the Vice President of Operations in an exempt capacity. The person in this seat carries full P&L accountability across that book of business, builds and coaches the Property Managers and Senior PMs who run the individual assets, and owns the ownership relationship end to end. Success here looks like a portfolio that runs on trust and data rather than close supervision - an operator who is close to the properties, close to the people, and close to the numbers, and who has earned the right to lead independently.02 FINANCIAL PERFORMANCEOwns NOI, occupancy, delinquency, and budget outcomes across every asset in the portfolio.Conducts regular financial reviews with Property Managers and Senior PMs, holding the team to budget targets and driving corrective action where needed.Reviews and approves monthly owner reports for accuracy, consistency, and clarity before distribution.Monitors leasing performance, renewal rates, and revenue trends, intervening early when indicators shift.Partners with ownership on annual budgeting, forecasting, and capital planning for each asset.03 LEADERSHIP & RELATIONSHIPSTeamDirectly manages, coaches, and develops Property Managers and Senior Property Managers, building long-term capability rather than short-term compliance.Sets clear expectations, runs regular one-on-ones, and delivers honest, timely feedback.Identifies high-potential site leaders and develops them toward advancement.Addresses performance issues directly and decisively, partnering with HR on documentation and transitions when necessary.OwnershipServes as the primary operational point of contact for ownership groups, maintaining relationships built on trust, transparency, and results.Communicates portfolio performance proactively, keeping ownership informed before they ask.Responds to ownership concerns with urgency and clear resolution timelines.Supports business development and retention alongside senior operations leadership.04 OPERATIONS & COMPLIANCEConducts regular property inspections, protecting physical standards, curb appeal, and owner investment.Ensures full compliance with fair housing law and all applicable local, state, and federal regulations.Partners with maintenance leadership on preventive maintenance, vendor relationships, and capital project execution.Resolves operational escalations - delinquency, vacancy, maintenance backlogs, team instability - with speed and decisiveness.05 REPORTINGMaintains a consistent reporting cadence to senior operations leadership on performance, staffing, and priorities.Participates in leadership meetings, contributing portfolio-level insight and flagging risks with supporting data.Holds site teams accountable to internal reporting deadlines - weekly staffing updates, delinquency reporting, KPI submissions.06 CANDIDATE PROFILERequired4+ years of multifamily property management experience, required without exception.Direct accountability for financial and operational performance as a Property Manager.Regional or multi-site leadership experience, or a clear, compelling track record of growth toward it.Fluency in NOI, budget variance analysis, delinquency management, and ownership reporting.Proven ability to lead and hold accountable a team of site-level managers across locations.Outstanding written, verbal, and interpersonal communication skills, with demonstrated ownership-relationship management.PreferredExperience managing multiple markets or geographically dispersed portfolios.Familiarity with AppFolio or comparable property management software at a regional level.Experience in annual budgeting and capital planning processes.Track record of developing site-level talent into regional or leadership roles.
