Job Description
Position Summary
This Analyst will provide advanced financial analysis, research, due diligence, and administrative support to the Retail Asset Management team for Ares Management's real estate investment activities, with a specific focus on retail assets. These include grocery-anchored centers, neighborhood retail, lifestyle centers, and mixed-use properties with retail components. Responsibilities are broad in scope and will directly impact asset-level performance, portfolio strategy, and investment decision-making.
Essential Duties
  • Perform detailed valuation modeling and sensitivity analyses using Argus Enterprise and Excel to support leasing transactions, redevelopment initiatives, and broader asset-level decision-making.
  • Review, audit, and summarize third-party appraisal reports and related valuation materials to support internal investment views and reporting.
  • Work closely with the asset management team to evaluate and structure leases in a manner that maximizes asset value and aligns with approved business plans and financial targets.
  • Assist in the underwriting and due diligence of prospective and existing tenants through detailed analysis of financial statements, including income statements, balance sheets, and cash flow statements.
  • Perform detailed lease abstraction and analysis, including interpretation of CAM recoveries, tax and insurance structures, co-tenancy provisions, exclusives, percentage rent clauses, and tenant option rights.
  • Develop and maintain portfolio-level reporting dashboards and analytics related to occupancy, leasing velocity, tenant exposure, collections, capital spend, and NOI performance. Support the creation and execution of annual business plans, including valuation strategies, operating assumptions, and strategic initiatives for the retail portfolio.
  • Assist in the annual budget process, including development of revenue forecasts, expense budgets, and supporting financial models.
  • Conduct ongoing analysis of property and portfolio performance, including quarterly occupancy and NOI re-forecasts and variance analysis.
  • Support acquisition and disposition activities, including financial underwriting, due diligence coordination, data room management, and transaction execution.
  • Conduct market research and asset-level analysis to inform strategic decisions and identify value creation opportunities.
  • Professionally represent Ares to brokers, lenders, consultants, and other external stakeholders in the real estate community.
  • Complete special projects and ad hoc analyses as required; travel as needed to support asset management initiatives.
  • Improve operational efficiency through automation of recurring financial analyses, reporting processes, and data workflows utilizing Excel, Power Query, Python, Copilot, and other analytical tools.

Knowledge, Skills & Abilities
  • 1-3 years of relevant experience in real estate, investment management, or finance, preferably with exposure to retail assets.
  • Bachelor's degree in real estate, finance, accounting, or a related field, with a strong foundation in real estate finance and investment analysis.
  • Advanced proficiency in Argus Enterprise is required, including experience building, auditing, and maintaining valuation models.
  • Advanced proficiency in Excel, including financial modeling, data analysis, lookups, and sensitivity analysis.
  • Proficiency in PowerPoint and Word for preparation of investment materials, presentations, and reporting deliverables.
  • Familiarity with AI-enabled tools such as Copilot, ChatGPT, or similar platforms is a plus.
  • Ability to review, analyze, and interpret complex real estate and financial documents, including leases, LOIs, appraisals, offering memoranda, and market reports.
  • Strong analytical, organizational, and problem-solving skills, with exceptional attention to detail.
  • Excellent written and verbal communication skills, with the ability to effectively present information to internal and external stakeholders.
  • Ability to manage multiple priorities in a fast-paced environment while maintaining a high level of accuracy and professionalism.
  • High level of integrity, discretion, and ability to handle confidential information.

Reporting Relationships
Compensation
The anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.
$85,000.00 - $105,000.00
