We manage over 6,000 apartment homes and are growing quickly. We believe in collaboration, data-driven decision-making, and building communities-not just buildings. Our team is small, driven, and deeply committed to changing how housing works.
About the Role
We're hiring an Assistant Property Manager to support our Portfolio Manager in overseeing both the operational and leasing functions of our communities. This role is part property management and part leasing, perfect for someone who thrives in a fast-paced environment, enjoys working with people, and is eager to develop their career in real estate.
You'll help drive resident satisfaction, community performance, and leasing success, all while ensuring our properties run smoothly day-to-day.

  • Conduct property tours and present available units to prospective residents.
  • Maintain leasing records, traffic logs, and competitive market research.
  • Drive resident renewals and retention programs, following up on notices and building community engagement.
  • Accept and process service requests, coordinating with maintenance and following up to ensure satisfaction.
  • Ensure vacant apartments are rent-ready and show beautifully to prospects.

Operations & Financial Support
  • Collect rent, post payments, and issue notices for late payments, delinquencies, or returned checks.
  • Assist with monthly reporting, pre-close/close processes, and corrections as needed.
  • Partner with maintenance staff to ensure timely unit turnovers and accurate deposit accounting.
  • Manage accounts payable, vendor communication, and invoice submission.
  • Step into Portfolio Manager duties when needed to keep the community running seamlessly.

Community & Team Support
  • Maintain an organized, professional office environment that reflects Arboreal's standards.
  • Collaborate with the Portfolio Manager and Arboreal team on sales, marketing, and operational strategies.
  • Help foster a welcoming, inclusive, and professional atmosphere for residents and staff alike.
What We're Looking For
  • 3+ years of experience in property management and leasing, required.
  • Strong organizational and time management skills.
  • Excellent written and verbal communication skills, with a customer-first mindset.
  • Comfortable with technology; proficiency in Microsoft Office required. AppFolio experience is a plus.
  • Analytical problem-solver with an eye for detail and a proactive approach.
Why Join Us?
  • Competitive Pay: $27-29/hour, with additional commissions and bonuses!
  • Benefits: Health, dental, vision, PTO, and 401(k) matching.
  • Growth Path: Gain hands-on leasing + management experience-a launchpad into property management leadership.
  • Impact: Be part of a mission-driven company redefining affordable and workforce housing.
What Success Looks Like
  • Rent collection and delinquency kept on track.
