Maintenance Manager

Salary Range: $60,000 - $70,000 Annually

Work Modality: On Site

Schedule: Full-time, Monday - Friday

Location: Hartford, CT

Ideal Experience:
  • Extensive experience with commercial property landscaping.
  • Must have minimum 3 years snow removal experience, including operation of plow truck and skid steer.
  • May be asked by local management to complete additional cleaning or maintenance tasks according to the company’s maintenance checklists. 
  • Other special projects as assigned by location management. 
Skills and Abilities we are searching for:
  • High school degree or GED equivalent preferred.
  • Ability to read, comprehend, and communicate effectively both verbally and through written correspondence.
  • Ability to work in a fast-paced environment.
  • Ability to work in a team environment, interacting with other employees in a professional and friendly manner.

As Maintenance Manager, you will:
  • Direct workers/vendors in a professional manner.
  • In winter season, manage crew of 30+ laborers in snow clearing activities. Must be available on-call and remain on-site for entirity of every snow storm - additional compensation paid.
  • Interpret company policies and enforce safety regulations.
  • Direct workers/vendors engaged in ground maintenance and snowplowing activities.
  • Direct workers/vendors engaged in the general cleaning and up keep of buildings.
  • Direct workers/vendors assisting in the mechanical upkeep and maintenance of the facilities including HVAC, electrical, life safety and plumbing systems.
  • Review mechanical systems and make suggestions to improve efficiencies and potential cost savings.
  • Coordinate construction projects and inspect completed work for conformance to blueprints, specifications, and standards.
  • Manage the distribution of corrective and preventive work orders via the computerized maintenance management system. Encourage full utilization of this system by team members and utilize the database as a resource for supporting good maintenance management practices.
  • Provide leadership to building operations team and motivate team members to achieve a high level of productivity, encourage safe practices, accountability, and a strong team approach to daily activities.
  • Manage staff of direct reports including scheduling, training and professional development.
  • Review and evaluate construction and mechanical drawings and make recommendations where appropriate.
  • Interact with Property Managers and Tenants on building operational issues and take necessary steps to support their operational needs.
  • Utilize operational experience and expertise as a guide to addressing day to day issues and challenges while regularly seeking to improve upon best practices in all aspects of building operation
