Job description

SUMMARY SCOPE OF ROLE

As the Maintenance Manager, you will oversee the day-to-day operations of the hotel's engineering maintenance department, ensuring that all hotel and departmental goals are met while adhering to company standards. You will supervise, develop, and maintain ongoing maintenance operations for the hotel, covering areas such as refrigeration, heating, plumbing, water treatment, preventive maintenance, HVAC units, pools, lighting, kitchen equipment, emergency generators, and more.

PRIMARY FUNCTIONS amp; RESPONSIBILITIES

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. · Respond to maintenance requests and work orders promptly and professionally.

· Monitor the hotel's electrical, plumbing, mechanical, pool, lighting, and HVAC systems.

· Interact with guests to ensure satisfaction and handle problem escalation as necessary.

· Train, mentor, counsel, and discipline maintenance associates as required.

· Provide after-hours on-call availability for issues, including nights and weekends.

· Seek continual improvement for the department and hotel.

· Inspect the hotel for signs of necessary preventative maintenance and plan for capital purchases.

· Manage HVAC, elevator, landscape, and other service contractors.

· Monitor and negotiate contract agreements as necessary.

· Order tools, parts, and materials and manage inventory.

· Maintain all maintenance records and track expenses accurately.

· Prepare the annual maintenance budget.

· Ensure hotel compliance with all municipal, provincial, and federal regulations.

· Maintain an emergency plan for systems backup and conduct loss prevention inspections.

· Perform all duties as assigned.

SECONDARY FUNCTIONS amp; RESPONSIBILITIES

· Perform groundskeeper duties, including snow removal.

· Conduct new-hire safety orientations and facilitate monthly safety topics.

· Attend required daily, weekly, and monthly meetings.

· Communicate and consult with appropriate departments as necessary.

· Assist in profit and loss/monthly inventories as needed.

SUPERVISORY RESPONSIBILITIES

· The Maintenance Manager reports directly to the General Manager and will have direct oversight of all Maintenance Technicians on staff.

MINIMUM QUALIFICATIONS

· High School Diploma or GED / Equivalent required.

· Four (4) years of hands-on experience in commercial property and/or residential maintenance operations required.

· Previous HVAC experience preferred.

· Prior supervisory experience is strongly preferred.

· Associate’s Degree or equivalent two (2) year certification from an accredited institution preferred.

· State honored Certified Pool Operator (CPO) license within the first six months of employment preferred.

SKILLS AND ABILITIES

· Basic computer skills. Knowledge of and ability to use Microsoft applications (Outlook, Excel, Word, etc.).

· Excellent verbal and written communication skills. Excellent problem-solving skills.

· Excellent organizational and time management skills and attention to detail.

· Maintain a friendly and professional demeanor, contributing to a positive guest experience and environment.

· Adapt to changing circumstances and guest needs with flexibility and composure.

· Technical certifications in electrical, plumbing, HVAC, or related fields are a plus.

· Demonstrated skills in supervising a team.

· Commercial or residential work experience showing progressive career growth.
