Full-Time, Hourly, Non-Exempt
Role Summary
The Facilities Maintenance Manager is a hands-on, field-based role responsible for maintaining the cleanliness, functionality, and overall condition of multiple storage properties within a designated region.
This role is essential to ensuring our properties are consistently clean, rent-ready, and operating at a high standard. This role spends a significant portion of time onsite performing routine cleaning, light maintenance, and property inspections, while also supporting day-to-day operations, customer experience, and overall property performance.
In addition to maintaining physical standards, this role plays a key part in identifying issues, supporting operational processes, and ensuring each location reflects the quality and professionalism of USA Storage Centers. This is an active, field-based position requiring travel between sites, strong attention to detail, and a high level of ownership.
Key Responsibilities
Property Maintenance
  • Ensure property cleanliness by picking up trash and debris.
  • Clean and prepare vacant units to meet USA Storage Centers' rent-ready standards.
  • Maintain golf cart cleanliness, charging, and monthly safety inspections.
  • Keep office, restrooms, hallways, and grounds clean and organized.
  • Perform minor maintenance tasks during each property visit such as replacing light bulbs, spraying weeds, checking gate motor functionality, and applying overlocks.
  • Coordinate with contractors for major repairs and improvements.
  • Create and track maintenance requests using Service Channel.
  • Regularly audit property conditions and ensure sufficient supplies are available, coordinating with the Director of Maintenance or District Manager for timely repairs.

Sales and Marketing
  • Ensure facility and unit readiness for new and existing customers to support sales and revenue objectives.
  • Conduct quality audits to ensure standards are met or exceeded.
  • Engage in limited direct-in-person interactions with potential customers as needed.
  • Ensure consistent marketing efforts by inspecting and maintaining signage quality.
  • Conduct audits on the visibility and effectiveness of signs, banners, promotional flags, and balloons.
  • Assist in the installation and maintenance of marketing materials as required.

Customer Relations
  • Promote and maintain excellent customer relations by providing information and assisting in issue resolution alongside the Remote Customer Service Manager (RCSM) and District Manager.
  • Suggest improvements to enhance customer experience and quality service.
  • Handle customer concerns in a professional and effective manner, representing USA Storage Centers with integrity.

Administrative Duties
  • Retrieve and process mail and payments from designated drop boxes. Forward any pertinent items to the Hub.
  • Complete daily checklists via Excel or company software.
  • Perform basic POS system tasks, including move-ins, payments, account notes, and tenant move-outs.
  • Assist in auction processes per company policies and procedures.
  • Submit accurate and timely operational policies and procedures.
  • Maintain professionalism in all communications, including email, phone, and text.
  • Monitor work emails regularly and respond professionally and efficiently.

Property Management and Security
  • Conduct detailed property inspections and document findings.
  • Identify and report security concerns by monitoring entry logs.
  • Apply overlocks and track them using the Davinci system.
  • Ensure security systems, including surveillance cameras, are operational and escalate any issues promptly.

Requirements
Skills Required
  • Proficiency in Microsoft Office applications, including Word, Excel, and Outlook.
  • Strong verbal and written communication skills, with the ability to effectively engage with both internal and external customers.
  • Ability to work independently with minimal direct supervision.
  • Strong problem-solving skills with a balanced, mature, and professional approach to both people and challenges.

Education and Work Experience Requirements
  • Previous experience in sales, retail, or a customer-facing environment preferred.
  • Must pass a pre-employment background check and drug screening.
  • Valid driver's license and proof of insurance required for work-related travel.

Physical Requirements
  • Ability to lift and carry up to 50 lbs.
  • Must be able to stand for extended periods, up to 8 hours at a time.
  • Ability to communicate clearly and effectively over the phone, including speaking, listening, and responding professionally.
  • Ability to work in various weather conditions (hot, cold, rain, sun).
  • Must maintain a professional appearance and project an outgoing, friendly demeanor.
  • Ability to safely and successfully perform essential job functions while meeting productivity standards.
  • Must maintain regular and punctual attendance in compliance with company policies and applicable federal, state, and local regulations.

Scheduling Expectations
  • Position requires flexible availability to accommodate multi-suite coverage.
  • This position requires the flexibility to work Saturdays, occasional overtime, and as business needs dictate.
  • Frequent travel between sites; mileage reimbursement will be provided as applicable.

Salary Description
