Who we are looking for:
Cornerstone Servicing is seeking an experienced Loss Mitigation individual to join our growing team! The Loss Mitigation Fulfillment Specialist will be responsible for the generation of permanent loss mitigation documents, the fulfillment of terms in the system of record, and the handling of loss mitigation related collateral.
  • Location: Onsite daily in either Houston, TX or Englewood, CO
  • Compensation: $23-26/hr

Key Responsibilities:
  1. Process orders for permanent loss mitigation documents after final terms are calculated by the underwriting department.
  2. Complete quality control reviews of permanent loss mitigation documents prior to the documents being sent to customers for execution.
  3. Process executed documents received from customers, including notarization of the counter-signing process and document imaging.
  4. Settlement and/or reporting of permanent loss mitigation workouts in applicable investor systems.
  5. Fulfillment of permanent loss mitigation terms in the system of record.
  6. Recordation of any permanent loss mitigation document.
  7. Obtain title endorsements or policies for completed loss mitigation workouts as required by state and/or investor guidelines.
  8. Handling of collateral documents such as partial claims, payment supplements, modifications, and deeds-in-lieu of foreclosure.
  9. Maintain a log of exceptions related to the above processes and work diligently to clear items and adhere to required timelines.
  10. Assist with managing the day-to-day operations of third-party vendors contracted to assist with the fulfillment process.

What you'll need to be successful:
  • High School Diploma/GED or equivalent work experience
  • 3 - 5 years of experience in Loss Mitigation fulfillment preferred.
  • Experience with Black Knight Director 7 (MSP) and Loss Mitigation Solution (LMS) desired.
  • Knowledge of Fannie Mae, Freddie Mac, and Ginnie Mae permanent loss mitigation document requirements.
  • Understanding of Mortgage Electronic Registration System (MERS) document requirements.
  • Experience working in Fannie Mae - SMDU, Freddie Mac - Resolve, VA - VALERI, and USDA - USDALinc systems preferred.
  • Notary certification preferred.
  • Strong organizational skills and attention to detail.
  • High level of Integrity/confidentiality while handling secure information in addition to having the ability to work through stressful situations professionally and handle frequent changes.
  • Minimum 2 years of experience using Microsoft Office Suite (Word, Excel, Outlook, etc.)
