Building Superintendent โ€“ Immediate Full Time Opportunity

Bronx, New York

RiverSpring Living is seeking a Building Superintendent to join our dynamic team!

The Building Superintendent role for our Hudson House Apartments located on Johnson Ave. in the Bronx.

The RiverSpring Living campus is set on 32 acres overlooking the Hudson River, in Riverdale, New York. RiverSpring Living provides a full range of care solutions including nursing home care, assisted living programs, senior housing, rehabilitation services and specialized services such as elder abuse prevention and memory care.

Position Overview

The Building Superintendent is responsible for the general maintenance of the Hudson House building, an independent living apartment for senior citizens. The Building Superintendent will perform a variety of tasks to ensure the continued safety and efficient operation of the buildingโ€™s systems, which include the routine inspections of the fire alarm, fire protections systems, elevators, HVAC equipment, house pumps, sump pumps, plumbing systems, electrical systems and all equipment critical for safe and continuous operation of the building. In addition, the Building Superintendent will schedule and perform preventative maintenance and repairs in the apartments, common areas and grounds, which include but are not limited to plumbing, electric and carpentry.

Key Responsibilities
  • Reporting safety hazards to management and with managementโ€™s approval, schedule and coordinate work with contractors and vendors.
  • Ensure that building records and repairs by third parties are maintained on file as required by government agencies having jurisdiction.
  • Must follow through with contractors and vendors until their services are executed satisfactorily and act as a liaison between ownership and tenants.
Qualifications
  • High school / G.E.D, or trade school diploma.
  • Must be knowledgeable of the operation of HVAC systems, electrical distribution equipment, and plumbing systems.
  • Must have a minimum of 5 years boiler operator experience; have familiarity with federal, state, and local codes and regulations regarding their field.
  • FDNY Certificate of Fitness S-12 Citywide Sprinkler Systems
  • FDNY Certificate of Fitness S-13 Citywide Standpipe Systems
  • FDNY Certificate of Fitness S-95 Supervision of Fire Alarm Systems and Other Related Systems
