What are the key skills and qualifications needed to thrive as a Live In Superintendent, and why are they important?

To thrive as a Live In Superintendent, you need strong knowledge of building maintenance, basic plumbing and electrical repair, and relevant experience in property management. Familiarity with work order systems, HVAC controls, and certifications such as EPA 608 for refrigerant handling are commonly required. Excellent problem-solving, communication, and organizational skills help you address tenant concerns and coordinate with vendors effectively. These skills ensure the safe, efficient operation of the property and contribute to tenant satisfaction and compliance with building regulations.

What jobs pay 2000 a day?

Some high-paying roles for a live-in superintendent or similar positions can reach around $2,000 per day, especially in luxury or high-demand real estate markets. What jobs in the US pay 300,000 a year?

A Live-In Superintendent typically earns less than $300,000 annually, but high-level property managers or real estate developers can reach or exceed this salary with extensive experience and large portfolios. Achieving this level often requires advanced skills, certifications, and significant responsibility.

Can you be a superintendent with no experience?

While some entry-level superintendent positions may accept candidates with limited experience, most require prior experience in construction, maintenance, or property management. This role is essential in apartment buildings, condominiums, and sometimes commercial properties, ensuring smooth operations and tenant satisfaction.

If you're a foreman, lead hand, or working superintendent who takes pride in leading people on the ground, tackling tough challenges, and delivering quality-this is where you can grow.
Responsibilities
What You'll Lead
As a Superintendent, you'll manage field crews on geotechnical and geohazard mitigation projects across the U.S.
Your core responsibilities include:
  • Leading crews installing slope stabilization and geohazard mitigation systems
  • Creating and executing safety plans-protecting your people is priority #1

  • Coordinating crew travel and logistics with partners in Travel and Project Management
  • Ensuring equipment maintenance and jobsite organization
  • Communicating clearly with clients and internal teams

Qualifications
What You Bring
You'll thrive here if you're a hands-on leader who stays calm, communicates clearly, and brings out the best in your crew.
Required:
  • 5+ years in construction in Geotechnical, Environmental, Civil or similar industries managing projects that involve casing or rock hammer drilling, shotcrete application, slope or soils work.
  • 1+ year in lead hand, foreman or working superintendent roles
  • Ability to read scopes, specs, drawings, and execute a project plan
  • Experience motivating crews and leading high-quality work
  • Strong communication-clear, direct, solution-oriented
  • Ability to manage multiple priorities while keeping the crew aligned
  • Flexibility to travel and adjust schedules as needed
  • Driver's license (CDL A is a plus)

Work & Travel Expectations
  • Outdoor work in climates ranging from mountains to deserts
  • Typical construction-site hazards and noise levels
  • Regular lifting of 75 lbs+
  • Extensive travel-up to 100% across the U.S.

Compensation & Benefits
This is an hourly leadership role with significant earning potential:
  • $33-$50 per hour based on experience level with the machinery and construction techniques most relevant to our projects. If you don't have them all, we'll train you and push you up the pay range.
  • Annual performance bonus
  • Equity ownership program
  • 100% paid travel (flights, hotels, food, and other travel)
  • Medical, dental, vision (HSA/FSA)
  • Accident, life, disability insurance
  • 401(k)
