Job description

Live-In Maintenance Supervisor - Senior Affordable High-Rise
Paths is a full-scale, vertically integrated affordable housing developer, builder, and operator. Since 2004, the Paths team has created and preserved high-quality, affordable housing across the U.S. that enhances communities and helps residents build better lives. With over 16,000 units across 13 states under management and more than 600 employees, Paths manages a suite of capabilities spanning the entire property life cycle, including development, construction, property management, maintenance, and security.


Summary/Objective: We're looking for a hands-on Live-In Maintenance Supervisor for a senior affordable high-rise community in Birmingham, AL. This position includes a two-bedroom onsite apartment.

The Live-In Maintenance Supervisor is responsible for the safe, efficient, and timely maintenance of the building, grounds, common areas, apartments, equipment, and building systems. This role reports to the Property Manager and works closely with the onsite property team.


This is not a desk-only role. The Live-In Maintenance Supervisor will lead day-to-day maintenance operations, complete hands-on repairs, respond to work orders and emergencies, support residents professionally, and help bring structure and accountability to the maintenance side of the property.

The right candidate is steady, practical, responsive, and comfortable working in an older high-rise building environment. This position is best suited for someone with strong apartment maintenance experience, solid HVAC, plumbing, and electrical knowledge, and the ability to lead a small team while still jumping in to get the work done.


Classification: Non-exempt (overtime eligible); Non-Union

Essential function/Responsibilities: duties include but are not limited to the following

  • Lead day-to-day maintenance operations for the property
  • Complete hands-on repairs including plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, flooring, locks, doors, and general building repairs
  • Review, prioritize, assign, and complete work orders in a timely manner
  • Respond professionally to resident maintenance concerns and help rebuild trust through follow-up and quality work
  • Support apartment turns, move-in readiness, inspections, and preventative maintenance
  • Supervise and support maintenance staff, porters/building attendants, vendors, and other site support as needed
  • Set clear expectations for maintenance staff and follow up to make sure work is completed properly
  • Maintain inventory of tools, parts, equipment, and supplies
  • Conduct regular inspections of common areas, grounds, building systems, and units as needed
  • Help ensure the property remains safe, clean, and inspection-ready
  • Work with property management to address urgent issues, resident concerns, vendor needs, and property priorities
  • Participate in on-call/emergency response and respond to after-hours maintenance emergencies as needed
  • Follow company policies, safety procedures, and applicable housing/property regulations


Requirements:

  • At least 5 years of hands-on maintenance experience preferred
  • At least 2 years of maintenance leadership, lead tech, or supervisory experience preferred
  • Strong working knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, drywall, painting, locks, doors, and general building repairs
  • HVAC/EPA certification strongly preferred
  • Experience with work orders, apartment turns, inspections, preventative maintenance, and emergency repairs
  • Experience leading, training, or directing maintenance staff, porters, vendors, or other site support
  • Ability to communicate professionally with residents, property staff, vendors, and leadership
  • Ability to stay calm, organized, and responsive in a busy property environment
  • Comfortable working in a senior affordable housing community where residents may have long-standing maintenance concerns or urgent needs
  • Ability to help bring structure to a property, organize work orders, improve team performance, and address deferred maintenance
  • Apartment maintenance, affordable housing, senior housing, public housing, high-rise, hotel, healthcare, or facilities maintenance experience strongly preferred
  • Experience with affordable housing programs, HUD, LIHTC, PBRA, public housing, REAC/NSPIRE, or other physical inspection standards preferred
  • High-rise building experience preferred
  • Experience with elevators, fire/life safety systems, sprinkler systems, generators, pumps, or other building systems preferred
  • Ability to lift up to 50 pounds and perform physical maintenance work, including bending, climbing, reaching, kneeling, and working in tight spaces


Pay Range: $24.00 - $28.00 per hour
