Job description

HANAC, Inc. - originally founded by George Douris as the Hellenic American Neighborhood Action Committee - is a New York City-based multi-faceted social services organization. The organization was founded in 1972 to serve the needs of vulnerable populations throughout New York City.
Maintenance of building(s) in clean, sanitary and attractive condition. Responsible for maintenance and operations of senior residence building including entire physical mechanical plant, maintenance of structure including building envelope, drainage system, etc. Compliance with all standard operating procedures and policies of local, city, state and federal ordinances in the maintenance of physical plant. Repairs to buildings, grounds and apartments. Supervisory responsibility of porter staff.
Essential duties include but are not limited to:
Establish and maintain positive and effective relationships with clients, Construction Managers, project team, consultants/architect/engineers, subcontractors, adjacent community, trade unions, and governmental agencies.
Coordinate with building inspections, subcontractor inspections, and agencies.
Work with senior superintendent on projects and repairs
Ongoing, daily regular operation and maintenance of boilers, pumps, valves, gauges and related equipment to insure proper, safe and efficient operation and longevity of equipment.
  • Necessary repairs to apartments and common areas requested by Facility Site Manager.
  • Maintain buildings and grounds in attractive, sanitary and safe condition.
  • Operation of maintenance storage areas.
  • Regular inspection of buildings including basement, all floors, stairwells, roofs, building envelope, grounds, physical plant - including boilers, water heaters, lighting, air conditioning units, community spaces and schedule cleaning and preventive maintenance.
  • Maintain written work schedules for porter staff.
  • Written log/inventory of equipment, storage of supplies, delivery
  • Proper display of required licenses, certifications, legal notices
  • Maintain operating manuals for all physical plant equipment and accessories
  • Secure maintenance of door keys including apartment, building, utility and out-buildings.
  • Snow / ice removal from sidewalks and common areas as needed.
  • Accompany authorized repair persons or others who must enter tenant apartments.
  • Maintain log of entry including person(s), date, time in /time out, purpose.
  • Supervise move ins/move outs in conjunction with other supers
  • Interact with building staff, senior services staff, tenants to promote and encourage positive atmosphere.
  • Hands-on work with porter staff on a daily basis

Qualifications:
  • Proper and up to date certifications including S12 City Wide Sprinkler System, S-13 Standpipe, S-95 Supervision of Fire Alarm Systems.
  • Experience in operations and maintenance of residential apartment building.
  • Ability to communicate in positive manner with staff, tenants and vendors.
  • Requires 24-hour on call; and response to Emergencies
  • Assure staff coverage when Building Superintendent is not on premises.
  • Ability to operate and instruct in operation of cleaning equipment, tools.
  • Physical requirements include but may not be limited to:
  • Ability to lift, carry, pull, push 50 pounds regularly throughout a typical day.
  • Ability to lift, carry, pull, push 50 pounds occasionally during work week.
  • Ability to lift, carry, pull, push 50 pounds rarely during work week.
  • Regularly required throughout the work day - climbing, walking, standing, bending, kneeling, stooping.
  • Must be able to climb a ladder to the height of 15 feet
  • Visual acuity should be at least fair in order to ascertain cleanliness of areas.

Pay Rate: $66,300.00 Annually & Live-in rent free.
