Position Summary
This full-time position, located at our quaint, 185-space, 55+ manufactured home community in San Dimas, CA, will oversee the property operations and resident relations for the mobile home park, plus a 12-unit senior apartment building. There will be daily interactions with residents, prospective residents and vendors, as well as office duties including clerical and bookkeeping functions, along with oversight of staff and service vendors. The ideal candidate will possess property management experience, strong customer service skills, and superb organizational skills, and have a friendly, helpful disposition. Onsite housing is provided and living onsite is required.

Position Performance Objectives
  • Manage daily office operations and serve as the main point of contact for residents.
  • Maintain the appearance and cleanliness of the management office and common areas between scheduled cleaning-service visits.
  • Collect and process rent payments and maintain accurate resident records electronically.
  • Respond professionally to resident questions, concerns, and complaints.
  • Read all submeters, document utility usage, and submit readings and reports to the corporate office by the required deadlines.
  • Respond to emergency and after-hours calls.
  • Process rental applications, move-ins, move-outs, and other resident-related paperwork.
  • Prepare regular operational reports and communicate closely with the Regional Property Manager and corporate office staff.
  • Prepare and distribute notices, correspondence, and other resident communications.
  • Conduct regular property inspections to ensure compliance with rules and regulations.
  • Assist with monitoring vendor progress on CapEx and construction projects.
  • Code and approve accounts payable invoices electronically.
  • Receive maintenance requests, create work orders, and coordinate with the maintenance team and outside vendors, as needed.
  • Maintain various books and records related to the community operation.
  • Process daily incoming mail.

Key Competencies
  • Possess outstanding written and oral communication skills.
  • Be a self-starter, work with little or no supervision, while being part of the management team.
  • Possess experience with CapEx projects and vendor/contractor oversight.
  • Keep up to date on the CA Mobilehome Residency Law and Title 25.
  • Understand landlord-tenant laws.
  • Deal tactfully with personnel, residents, family members, visitors, and the general public.
  • Possess strong computer skills and proficiency in Microsoft Office with the ability to learn new software.
  • Maintain trustworthiness and perform duties with the utmost confidentiality and accountability.
  • Able to work efficiently, handle multiple projects with appropriate prioritization, adhere to quick deadlines and adapt to evolving circumstances.
  • Possess excellent organizational skills with high accuracy and attention to detail.

Physical Requirements
  • Has the ability to work in the mobile home park office in front of a computer screen/typing approximately 70% of a typical working day.
  • Has the ability to walk the community for extended periods of time.
  • Has the ability to bend, reach and lift boxes and office supplies up to 30 pounds.

Experience requirements
  • AA degree, minimum.
  • 3-5 years of property management experience.
  • Knowledgeable and experienced using property management software, such as Rent Manager, Yardi or AppFolio.
  • Mobile home park experience a plus.
