Job description

Job Description
We are looking for a highly organized, energetic, initiative-taker who thrives in a fast-paced environment and takes ownership of all aspects of their work. The successful candidate will possess outstanding customer service, multitasking, and critical thinking skills, along with the ability to respond with appropriate discretion and urgency to situations requiring immediate attention and effective communication. This role is responsible for overseeing and coordinating maintenance operations across a portfolio of properties, ensuring consistent standards of quality, efficiency, and responsiveness at each location. The ideal candidate will demonstrate strong initiative, a collaborative work style, and a solid work ethic, taking pride in cleanliness, operational excellence, and accurate documentation.
Physical aspects of the job include heavy lifting, carrying, transporting, and handling maintenance equipment and appliances; standing or walking for extended periods; and bending, kneeling, stooping, climbing, and balancing. This position requires some weekend and holiday work, as well as the ability to be "on call" for emergencies.
Objectives of this Role
• Oversee and supervise maintenance operations and the physical condition and appearance across a portfolio of properties (grounds, interior, and exterior).
• Organize, coordinate, and manage overall maintenance operations portfolio-wide, including curb appeal, timely service request completion, quality turn/make-ready scheduling, and cost-effective inventory control and ordering.
• Ensure all service requests are completed promptly and in accordance with company standards across all assigned properties.
• Develop, implement, and manage an effective on-call schedule; perform and coordinate emergency (after-hours) maintenance support as required.
• Assist with and lead punch list processes for vacated units, ensuring all units meet company and ownership move-in standards; re-inspect completed units to verify quality of work.
• Obtain bids, negotiate pricing, and coordinate work with vendors and contractors supporting multiple properties.
• Manage and maintain contracts, warranties, and service agreements across the portfolio; diagnose and perform minor and routine maintenance/repairs in a timely and professional manner.
• Provide training, mentorship, and leadership to maintenance staff across assigned properties, ensuring consistency in performance and standards.
• Support operational consistency and best practices across high-rise and mid-rise apartment communities (preferred experience).
Desirable Experience
• Minimum 3-5 years of experience in property maintenance, including experience supporting multiple properties or a portfolio preferred.
• High school diploma or equivalent (BA preferred).
• Excellent verbal and written communication skills.
• Strong decision-making ability with sound judgment and confidentiality.
• Effective conflict resolution and customer service skills.
• Ability to prioritize and manage multiple requests across different locations, ensuring appropriate levels of response and urgency.
• Strong organizational skills with the ability to multitask and maintain diligence.
• Working knowledge of Yardi or other property management software preferred.
• Current driver's license and proof of automobile insurance.
