Key responsibilities

  • Manage the day-to-day operations of a growing rental portfolio across Whatcom and Skagit counties, including move-ins, move-outs, turns, showings, renewals, and resident relationships.

  • Coordinate maintenance and vendors to ensure units are rent-ready and handle resident inquiries promptly to maintain resident satisfaction.

  • Drive across the service area to know every property, owner, and resident, and handle on-site responsibilities as the presence on the ground.

Job description

The opportunity
Teyata is a 135-unit property management company built to grow. We are early. The systems are being built, the portfolio is being shaped, and the seats are being filled by the people who will run this company as it scales.
You are one of those seats.
This is not a role at a mature firm where the ceiling is drawn and the ladder is crowded. This is Assistant Property Manager number one at a company that is planning to look nothing like a 135-unit shop three years from now. Get in now, do the work, and the door to Property Manager opens. Do the work again, and Director of Operations opens after that.
What you'll actually do
Run the day-to-day of a growing rental portfolio across Whatcom and Skagit counties. Move-ins, move-outs, turns, showings, renewals, and the resident relationships that hold it all together. You are the presence on the ground that residents and owners can count on so Lawton can stop driving up from two hours out and start building the next hundred units.
Culture in three sentences
Small team. High standards. No room to hide, no reason to want to.
HELL YEAH gut-check
If you want a nine-to-five where the phone stops at five and the weekend belongs to you no matter what, this is not your seat. If you want a job that stays a job, keep scrolling.
If you read that and thought "good, finally," keep reading.
The upside
Right now, Teyata has 135 units and one property manager. Where it goes next is the whole point. As the portfolio grows, so does your seat. Portfolio Manager over a slice you built. Then Director of Operations over the whole thing. This is a career that can rewrite what your next ten years look like if you show up for it.
You will not be handed that path. You will earn it by owning Whatcom and Skagit like they belong to you.
Six things you'll love to do
  1. Walk a unit at turn and know exactly what needs to happen before it rents.
  2. Show a home to a qualified prospect and close a lease that sticks.
  3. Have a renewal conversation early enough that it never becomes a negotiation.
  4. Clear a resident inbox to zero the same day it arrives.
  5. Coordinate maintenance and vendors so a unit is rent-ready when the calendar says it is.
  6. Drive across Whatcom and Skagit knowing every property, every owner, every resident on your route.

Who thrives in this seat
  • Extreme owners. You do not point fingers. Whatcom and Skagit are yours.
  • Same-day responders. A message sitting overnight bothers you personally.
  • Closers. Loose ends do not sit well. You finish what you start.
  • Field-comfortable. You would rather be in a unit than at a desk.
  • Growth-hungry. You see this seat as a launching pad, not a landing pad.
  • Coachable. You take feedback as fuel.
  • Detail-obsessed on documentation. The move-out photos, the condition report, the renewal record. It all matters and you treat it that way.
  • Discreet. Owners and residents will tell you things. You handle them well.
  • Comfortable owning a P&L slice eventually. You see the business, not just the tasks.

Position Details
  • Location: Bellingham-based. You must live within a 30-minute commute of Bellingham. Frequent travel across Whatcom and Skagit counties.
  • Schedule: Full-time, Monday through Friday, 8:00 AM to 5:00 PM PST. This is a career, not a job. Evenings and weekends will occasionally require your help, and you will be the kind of person who leans in when they do.
  • Compensation: $62,000 to $70,000 base, plus a success bonus tied to portfolio performance.
  • Reports to: Lawton, owner of Teyata.
  • Growth track: Assistant Property Manager to Property Manager to Director of Operations, in step with Teyata's growth.
  • Requirements: valid Washington driver's license, reliable vehicle, clean driving record.
  • Onboarding: your first four weeks are a paid shadow ramp with Lawton across the portfolio. Day-30 accountability begins at the end of week four.
