MAINTENANCE MANAGER Live In Superintendent - Manhattan, NY - $70,000Full-Time Exempt (On-Site) Apartment - Optional company-issued apartment in Harlem

Equal Access is partnering with a respected, mission-driven affordable housing organization managing a diverse portfolio of mixed-use residential and commercial properties across Manhattan and Queens.

With decades of impact in New York City, this nonprofit developer and property manager is committed to providing safe, high-quality, and affordable housing while maintaining strong regulatory compliance and resident services. The organization is deeply rooted in racial equity, community development, and economic empowerment.


POSITION SUMMARY

The Maintenance Manager oversees day-to-day building maintenance operations for a mixed-use property. This is a working manager role — responsible for supervising maintenance staff while also performing hands-on repairs across plumbing, electrical, carpentry, HVAC, painting, and general building systems.

The role reports to the Project Manager, Property & Asset Management and requires strong leadership, organization, and emergency response availability.


KEY RESPONSIBILITIES
Leadership & Operations
  • Supervise, train, and coach maintenance staff

  • Ensure policy compliance and timely timecard approvals

  • Oversee third-party contractors and vendors

  • Maintain strong tenant relationships and professionalism

  • Respond to after-hours and weekend emergencies

Maintenance & Repairs

  • Perform preventative maintenance on plumbing, electrical, and heating systems

  • Complete general repairs: drywall, painting, carpentry, tiling, flooring

  • Repair doors, windows, locks, hardware, fixtures

  • Replace smoke/CO detectors and light fixtures

  • Address minor plumbing issues (snaking drains, fixtures, fittings)

  • Perform light electrical work (switches, outlets, fixtures)

  • Document completed work orders accurately

  • Identify and report building deficiencies


REQUIRED QUALIFICATIONS
  • 4+ years of building maintenance experience

  • 1+ year supervisory experience

  • 1+ year experience training staff

  • Strong computer skills (Google Suite required; Yardi a plus)

  • Skilled in use of hand and power tools

  • Working knowledge of carpentry, plumbing, and electrical systems

  • Strong customer service and communication skills

  • Ability to lift up to 50 lbs and work in varying conditions

  • Flexible schedule (evenings/weekends as needed)

  • Bilingual (English/Spanish, English/Chinese, or English/Korean) a plus

  • Commitment to diversity, equity, and inclusive community practices


REQUIRED CERTIFICATIONS

Must hold at least one of the following:

  • S12 – Citywide Sprinkler Systems

  • S13 – Citywide Sandpipe Systems

  • P99 – Low Pressure Oil Burner Operator

  • S95 – Supervision of Fire Alarm Systems
