Job description


The Janitorial & Light Maintenance Technician is responsible for maintaining the cleanliness, safety, and overall appearance of the community's common areas and infrastructure. This role combines routine janitorial duties, light maintenance tasks, and daily monitoring of community conditions to ensure a clean, functional, and welcoming environment for residents.
Key Responsibilities:
  • Deliver newspapers to residents.
  • Deliver overnight packages when designated by residents (can be completed alongside newspaper delivery).
  • Inspect the LWDD gate on the northwest corner of the easement at the beginning and end of each shift; document and secure the gate if found open using a high-strength zip tie.
  • Perform general property policing for trash and debris, including:
    • Walking paths
    • Private roads (including landscaping debris such as fronds)
    • Common dock area (monitor for shoreline debris and trash buildup)
  • Blow debris from walking paths using a golf cart or by foot.
  • Maintain cleanliness and organization of the maintenance area and surrounding building exterior.
  • Review all active construction sites and report any issues immediately (e.g., violations, property damage, blocked roads or pathways, improper parking).
  • Trash pickup from individual homes using the community truck (Tuesdays and Fridays).
  • Weed control at the front entrance (weekly).
  • Inspect neighborhood landscaping for overgrowth obstructing roads or community lighting; report concerns to management.
  • Mop floors and clean the guardhouse bathroom (3 times per week).
  • Remove cobwebs and clean signage and mailbox areas (3 times per week).
  • Clean and maintain guardhouse lighting fixtures (3 times per week).
  • Perform small handyman and light maintenance tasks as needed.
  • Monitor and maintain the appearance of the dock and lakefront areas.
  • Learn and utilize basic technology systems for logging maintenance issues and reporting them to management/board.
  • Communicate all maintenance concerns, safety hazards, or violations promptly and clearly.

Mon-Fri 7am-3pm or 8am-4-m
Pay Rate: Up to $21 DOE
