What is a leasing manager?

A Leasing Manager is a professional responsible for overseeing the leasing operations of residential or commercial properties. Their duties include managing lease agreements, marketing vacant units, screening potential tenants, and ensuring tenant satisfaction. Leasing Managers also coordinate with property owners and maintenance teams to address tenant needs and maintain high occupancy rates. Their role is crucial in maximizing property revenue and ensuring smooth day-to-day management of rental properties.

What is a leasing manager?

As a leasing manager, your responsibilities include on-site or remote property management, coordinating a team of leasing agents, filling vacant properties with qualified tenants, and overseeing administrative duties in a real estate or leasing office. Your duties can include supervising an in-house team of agents, developing strategies for promotion of real estate, and screening tenant applications. You make day-to-day decisions in customer service, supervisory, property leasing, and administrative areas. You file paperwork, report to upper management, and manage on-site and remote employees.

What are the key skills and qualifications needed to thrive as a leasing manager, and why are they important?

To thrive as a Leasing Manager, you need strong knowledge of property management, sales strategies, and leasing procedures, often backed by a background in real estate or business administration. Familiarity with property management software (such as Yardi or AppFolio), CRM systems, and sometimes a real estate license are commonly required. Exceptional interpersonal skills, negotiation abilities, and attention to detail help build tenant relationships and ensure successful lease agreements. These skills are crucial for maximizing occupancy rates, maintaining tenant satisfaction, and achieving property financial goals.

What are some common challenges leasing managers face when negotiating lease agreements, and how can they overcome them?

Leasing Managers often encounter challenges such as balancing tenant demands with property owner expectations, navigating complex lease terms, and responding to market competition. To overcome these hurdles, successful Leasing Managers develop strong negotiation skills, stay informed about local real estate trends, and maintain clear communication with all parties. Building relationships with both tenants and property owners can help facilitate smoother negotiations and result in mutually beneficial agreements.

What is a Leasing Manager at AVE?

Leasing Managers at AVE are seasoned sales professionals that play a hands-on role in driving results for their community's leasing program. They take full ownership for all activities related to our luxury apartment rentals, including leasing, move-ins, and renewals. Successful Leasing Managers enjoy building relationships with prospects and residents to learn about their needs and exceed their expectations. They have extremely strong follow-up skills and are passionate about selling the AVE lifestyle and closing leases!

Successful Leasing Managers meet and exceed leasing goals and provide a high level of service to our prospects and residents. They own their geographic territory, nothing happens in their towns without them knowing first. They generate new business opportunities through outreach efforts and cultivating relationships with Realtors, insurance agents, local chambers, area corporations, neighborhood businesses, and having a strong presence at both community and professional events.

You will thrive in this role if...

  • You have a strong understanding of the leasing process. You love to connect with prospects to learn about and meet their needs, are passionate about closing leases, and have strong follow-up skills.
  • You are sales-oriented. You want to hit the road regularly, pound the pavement to create your own leads through cold calling, blitzing, research, networking, and driving your territory.
  • You have marketing savvy. You will collaborate with marketing leadership to create leads for your community, plan Resident Events, and serve as Community Manager of the community's social media channels.
  • You are a people person. You must enjoy building relationships through outreach with Realtors and insurance agents and attending community and professionals events to network to create business opportunities.
  • You have killer time management skills. In order to be successful, you must organize and balance your activities appropriately (research, touring, operations, outreach, and relationship management) to create results.
  • You have a "yes" approach to customer service. Exceptional resident service is what separates AVE from other rental communities. You must provide that high level of service to all existing, future, and past residents.
  • You hold yourself to high standards. Our communities and team members, on and off the community, exhibit the highest level of professional and presentation standards.ย
  • You have social media skills and the ability to master and use industry tools and programs. Social selling is part of our sales culture.
  • You are flexible like us. Our successful Leasing Managers know when and where to be to create business opportunities.

Requirementsย

  • 3 to 5+ years of proven sales/leasing experience
  • Previous leasing experience in a fast-paced lease-up environment strongly preferred
  • Hospitality, travel, relocation, corporate housing, or multifamily industry experience strongly preferred
  • Proven success in meeting and exceeding sales goals
  • Proven execution of successful sales strategies to close new leases
  • Networking and outreach experience strongly preferred
  • Tenacious and skilled at overcoming objections
  • Strong communication and relationship building and follow-up skills
  • Willingness to master and use a CRM, systems, and other sales tools (experience in Yardi CRM and/or Zendesk Sell is a plus!)
  • Schedule flexibility in order to prioritize and pivot to business and prospect needs
  • Must have reliable source of transportation

Must be available to work the required full-time schedule of Tuesday through Saturday 9:00am to 6:00pm.

Compensation

  • $60,000-$70,000/year

Individual compensation decisions will vary as the annual base compensation range provided is approximate and determined by a variety of factors including but not limited to experience, qualifications, education, and geographic location. AVE also offers additional bonus potential paid out on a monthly and/or quarterly basis (dependent upon the position), which is not included in the base compensation range listed above. All applicants who meet the general job requirements as outlined in the description are encouraged to apply.
