Healthpeak Properties is a fully integrated real estate investment trust (REIT) and an S&P 500 company. We specialize in owning, operating, and developing high-quality real estate focused on healthcare discovery and delivery. Our impressive portfolio includes nearly 50 million square feet of medical outpatient buildings, lab and life science facilities and Senior Assisted Living centers throughout the country.

Healthpeak Properties is seeking an experienced real estate professional to join the Company’s Life Science business, which consists of over 7.5M square feet of operating properties. Critical to success will be excellent interpersonal skills, innovative thinking, proactive mentality, attention to detail, and operational excellence to negotiate deals and develop key relationships. The successful candidate, reporting to the Senior Vice President of Lab, will work with the entire life science team to drive successful financial results through leasing, market data, broker relationships, forecasting/budgeting, and various portfolio management duties.

POSITION RESPONSIBILITIES
  • Lead and directly execute new leases, renewals, and expansions across the portfolio, from initial prospect outreach through LOI negotiation and lease execution, ensuring alignment in every step with Market Lead.
  • Develop and maintain a robust pipeline of tenants and prospects, leveraging broker relationships, and market intelligence.
  • Maintain current market knowledge on office and lab demand drivers, tenant-in-the-market activity, competitive supply, and submarket trends, as well as industry data to identify opportunities/risks within portfolio.
  • Prepare and present deal economics, including rent comparables, concession analysis, and NPV models, to internal investment and asset management teams.
  • Coordinate with legal, construction, and property management teams to ensure seamless transaction close and tenant move-in.
  • Develop and maintain leasing plans by asset, including pricing strategy, concession budgets, and absorption projections.
  • Provide regular leasing updates to senior leadership and investment partners.
  • Partner with marketing to develop property positioning, collateral, and digital presence for vacant and available spaces.
  • Assist in review and approvals of subleases along with legal and asset management team.
  • Assist in database for deal workflow approvals and shared contact information.
  • Prepare presentations for tenant pitches, and other corporate presentations as needed.
  • Foster strong broker and tenant relationships across the Bay Area brokerage community on behalf of the team.
POSITION REQUIREMENTS
  • Bachelor’s degree from an accredited college or university
  • Minimum of 5-8 years of relevant work experience in Commercial Real Estate, experience within the Life Science industry a plus but not required.
  • Expert knowledge of Microsoft Office Suite (Word, Excel, PowerPoint, etc.)
  • Knowledge of real estate and deal-making
  • Familiarity with commercial office/industrial leases and purchase contracts
  • Excellent interpersonal skills and ability to foster industry relationships while exemplifying Healthpeak’s W.E. C.A.R.E values
  • Strong financial, analytical and negotiation skills
  • Ability to multitask and prioritize responsibilities in a fast-paced, dynamic environment.
