Job description

Position: Director, Leasing
Compensation: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $140,000 - $170,000 plus bonus potential. Summary
The Director of Leasing is responsible for leading the company's leasing organization and driving occupancy, revenue, renewal, and leasing performance across a portfolio of student housing communities. This role provides strategic leadership to a team of Portfolio Leasing Managers and serves as the organization's primary expert in leasing strategy, sales performance, forecasting, leasing operations, and prospect conversion.
The Director of Leasing develops portfolio-wide leasing strategies, establishes performance standards, oversees leasing technology and processes, and ensures consistent execution through a team of Portfolio Leasing Managers. This position partners closely with Operations, Marketing, Revenue Management, and Executive Leadership to achieve company occupancy and revenue objectives.
The Director of Leasing is accountable for building a high-performing leasing organization capable of delivering predictable and scalable leasing results across the portfolio.
Responsibilities
Leasing Strategy & Performance
  • Ensure systems, processes and reporting to monitor leasing velocity are efficient, effective and scalable for PLM team
  • Serve as the primary point of contact for high-level leasing related escalations, resolving critical issues to maintain client trust and strengthen key relationships.
  • Establish portfolio leasing milestones, performance benchmarks, and success metrics to hold Portfolio Leasing Manager team accountable to.
  • Ensure ongoing training and reinforcement of Cardinal Way of Leasing (CWOL) is driving performance for both onsite and centralized leasing teams. Ensure processes for lead management, tours, follow-up, renewals, and closing are best practice and aligned with the overall focus of an hospitality centric organization.
  • Own the company's leasing playbook, sales standards, and overarching prospect experience strategy.
  • Lead annual readiness planning of student and conventional leasing cycles including budgets, pre-leasing, renewals, seasonal campaigns, move-in, etc.
  • Evaluate and improve leasing workflows to increase efficiency and conversion rates.
  • Conduct portfolio-wide spot checks to ensure compliance with leasing standards.
  • Ensure leasing dashboards and performance reporting in Keystone are relevant and provide value insight for both portfolio leasing team and executive leadership
  • Ensure reporting accuracy, data integrity, and user adoption across the organization.
  • Monitor leasing pace, conversion metrics, renewal performance, and lead generation effectiveness.

Team
  • Directly manage and develop a team of Portfolio Leasing Managers, establishing performance expectations, accountability standards, and development plans.
  • Conduct regular business reviews and performance coaching sessions.
  • Provide strategic guidance and support for underperforming portfolios.
  • Foster a culture of sales excellence, accountability, collaboration, and continuous improvement.
  • Build leadership bench strength and succession plans within the leasing organization.
  • Partner with Learning & Development teams to enhance sales capabilities.
  • Coach Portfolio Leasing Managers on leadership, sales management, and performance improvement.
  • Serve as a stakeholder of leasing systems and technologies.
  • Partner with Systems, Centralization and Marketing teams to optimize system performance and lead management workflows.
  • Evaluate and implement AI leasing tools, automation solutions, and emerging technologies.

Leadership
  • Partner with Marketing to align lead generation and leasing conversion strategies.
  • Work closely with Operations to improve resident experience and renewal performance.
  • Support Executive Leadership with strategic planning, budgeting, and business forecasting.
  • Lead cross-functional initiatives that improve portfolio performance and organizational effectiveness.
  • Ensure consistency and standards execution across all communities through Portfolio Leasing Managers.
