What is a leasing commission?

A leasing commission is a fee paid to a real estate broker or agent for securing a tenant for a rental property. This commission is typically paid by the landlord or property owner as compensation for their efforts in marketing the property, screening potential tenants, and negotiating lease terms. The amount of the leasing commission can vary, but it is often structured as a percentage of the total lease value or as a fixed amount per square foot. Leasing commissions are common in both commercial and residential real estate transactions.

What are the key skills and qualifications needed to thrive in a leasing commission role?

To succeed in a Leasing Commission role, you generally need strong sales abilities, knowledge of real estate or property management, and at least a high school diploma, though a bachelor's degree is often preferred. Familiarity with customer relationship management (CRM) software, property management platforms, and real estate regulations is typically required. Excellent interpersonal skills, negotiation, and organization set top performers apart in this position. These competencies are crucial for effectively closing deals, maintaining client satisfaction, and ensuring compliance in a competitive leasing environment.

What are some typical challenges faced by professionals working in leasing commission roles, and how can they overcome them?

Professionals in leasing commission roles often face challenges such as fluctuating market demand, meeting sales targets, and managing relationships with both property owners and potential tenants. Navigating complex negotiations and staying updated on local real estate trends can also be demanding. To overcome these challenges, it's important to develop strong communication skills, maintain a robust network, and stay organized with client follow-ups. Leveraging technology for lead tracking and ongoing professional development can further enhance success in this role.

How much do leasing commissions make in a year?

Leasing commissions for real estate leasing agents or brokers typically range from 1% to 6% of the lease value, and annual earnings depend on the number and size of leases closed. Is a leasing commission a good career?

A leasing commission can be a viable career for individuals interested in real estate and sales, as it often involves earning commissions based on lease agreements. Success depends on sales skills, local market demand, and networking abilities, with some roles offering flexible schedules and performance-based pay. However, income can vary and may require building a client base over time.

Where do leasing commission agents make the most money?

Job description

Are you outgoing, organized, and energized by meeting new people? Do you love the feeling of turning a great conversation into a signed deal?
Bluestone Real Estate Services is looking for a Leasing Agent who can create a great experience for prospective residents from their first inquiry through move-in. You'll market available apartments, connect with prospects, conduct tours, follow up on leads, and help turn interest into signed leases.
This is a great opportunity for someone with a background in leasing, sales, hospitality, customer service, or marketing who enjoys working with people and knows how to keep things moving.
WHAT YOU'LL DO
• Respond promptly to prospective residents and serve as their primary point of contact throughout the leasing process.
• Schedule and conduct apartment tours, learn what prospects are looking for, and help them find the right home.
• Follow up on leads and use your sales skills to turn prospects into applicants and residents.
• Manage the leasing process from application and screening through paperwork and move-in.
• Market available apartments using compelling descriptions, photos, videos, floor plans, 3D tours, and other digital content.
• Monitor available units and help ensure apartments are ready to show and move-in ready.
• Build positive relationships with prospects, applicants, residents, vendors, and property teams.
• Maintain accurate prospect, applicant, and leasing information in our property management systems.
• Track leasing activity and complete requested reports.
• Assist with move-in/move-out coordination and other property operations as needed.
WHAT YOU'LL BRING
• Excellent customer service and interpersonal skills.
• Strong written and verbal communication skills.
• A sales mindset-you're comfortable following up, asking for the application, and helping prospects make a decision.
• Strong organization, time management, and attention to detail.
• Comfort using technology, including email, Microsoft Office, and web-based software.
• Ability to learn property management, CRM, marketing, and photo-editing platforms.
• Valid driver's license, active auto insurance, and reliable transportation.
• Previous experience in leasing, sales, customer service, marketing, social media, property management, or a related field is a plus.
• Knowledge of Fair Housing regulations is also a plus.
WHY JOIN BLUESTONE?
At Bluestone Real Estate Services, we know great property management starts with great people. We value employees who bring energy, initiative, and a genuine commitment to creating a great experience for the people we serve.
Make connections. You'll meet new people every day and help prospective residents find a place they're excited to call home.
See your results. There's something satisfying about watching your follow-up, creativity, and sales skills turn an empty apartment into a new resident's home.
Enjoy variety. Tours, marketing, follow-up, resident interactions, property visits-this isn't a sit-at-your-desk-all-day kind of job.
Build your skills. Develop experience in sales, marketing, property operations, and customer service while building a career in property management.
