Position Summary

The Lead Generation Specialist is a strategic leader focusing on attracting potential customers. This role plays a crucial role in sales and marketing by ensuring that property managers have a consistent pipeline of prospects to engage with. This work ensures that marketing efforts translate into tangible opportunities by targeting the right audience, capturing interest, and gathering relevant contact and intent data. By combining research, communication, and digital marketing techniques, they will focus their sales resources on prospects with genuine potential.

The Lead Generation Specialist position carries the responsibility and accountability for occupancy performance across assigned communities. Through strong leadership, market expertise, data-driven decision making, and exceptional communication, this position ensures our communities successfully reach occupancy goals while supporting SC Swiderski's Mission, Vision, and Values.

Job Duties & ResponsibilitiesMarketing & Lead Generation (60%)

• Develop and execute strategic marketing plans tailored to each lease-up community.
• Manage property-specific advertising budgets to maximize return on investment.
• Coordinate digital marketing, social media campaigns, referral programs, and community outreach initiatives.
• Partner with Marketing to develop creative content, virtual tours, photography, and promotional materials.
• Monitor advertising performance and continuously optimize lead generation efforts.
• Conduct competitive market analyses.
• Develop strategic relationships with local employers, businesses, chambers of commerce, and community organizations.
• Expand Premier Partner relationships that enhance resident value.

Performance Analytics & Reporting (20%)

• Monitor leasing traffic, conversion rates, cost per lead, occupancy, retention, and marketing performance.
• Prepare occupancy forecasts, leasing projections, and executive performance reports.
• Analyze leasing metrics to identify trends and recommend operational improvements.

Market Research & Revenue Optimization (10%)

• Conduct competitive market analyses.
• Understand buyer behavior, analyze data, and adapt strategies that will directly impact conversion rates and overall business performance.
• Research target markets, industries, companies, and individuals who would benefit from our housing offerings.

Leadership & Administration (10%)

• Foster collaboration among Leasing, Property Management, Marketing, and Ownership teams.
• Align efforts with marketing campaigns, content strategies, and sales goals.
• Gather feedback from the property management team helps to refine targeting and messaging to improve lead quality.
• Maintain accurate reports and documentation.

QualificationsExperience & Licensure

• Bachelor's degree in business administration, marketing, property management, real estate, or an equivalent combination of education and experience.
• Three (3) or more years of leadership experience managing people, projects, or multi-site operations.
• Experience with AppFolio or comparable property management software preferred.

Knowledge, Skills, & Abilities

• Strong understanding of multifamily leasing operations and Fair Housing regulations.
• Excellent knowledge of marketing, lead generation, sales conversion, and customer engagement strategies.
• Strong analytical and financial skills with the ability to interpret leasing and occupancy metrics.
• Exceptional project management and organizational abilities.
• Excellent written and verbal communication skills.
• Strong leadership, coaching, and team development abilities.
• Ability to prioritize multiple projects simultaneously while maintaining exceptional attention to detail.
• Skilled in conflict resolution and problem solving.
• Proficiency with Microsoft Office 365 and property management software.
• Ability to establish productive relationships with residents, business partners, contractors, and internal departments.
• Self-motivated with the ability to work independently while fostering collaboration across multiple teams.
• Demonstrates integrity, accountability, professionalism, empathy, and a commitment to outstanding customer service.

Work Schedule

The work schedule for the Lead Generation Specialist requires regular in-state travel with the ability to work 40 - 45 hours per week traditionally Monday – Friday, with occasional hours outside of that range as business necessitates. This position may require some weekend work for leasing-related marketing events.

Work Environment

A Lead Generation Specialist typically works in a combination of professional office environments, active construction sites, apartment communities, model units, and community event locations. Frequent travel between communities is expected.
