Job description

LBA Logistics ("LBA") is a full-service real estate investment and management company headquartered in Irvine, CA. LBA has a national industrial portfolio in all the major markets throughout the U.S. as well as a diverse office portfolio on the West Coast. LBA is a privately held company founded in 1991 with approximately 250 employees. LBA operates several closed-end real estate investment funds.
The Property Manager will oversee management and operations of approximately 1 million square feet, comprised of approximately 50 tenants and 12 industrial/flex assets located in the Bay area including Fremont, South San Francisco and Oakland.

Role and Responsibilities
  • Requires knowledge of financial terms and principals of property management including budgeting, forecasting, variance reporting, CAM Reconciliations.
  • Responsible for preparing the annual budget and semi-annual reforecasting for the properties.
  • Prepares monthly and/or quarterly property financial reports (accruals and variance reports), annual CAM reconciliations and operating expense estimates for Regional Operations Manager review.
  • Approves property expense invoices as needed for accuracy and administer final approval in order to facilitate prompt payment by the corporate accounting department.
  • Oversees and reviews monthly tenant billings to ensure accuracy and field tenant questions regarding billings and cash applications.
  • Assists in investigating tenant delinquencies by contacting the tenant and/or the Accounting Department in order to ensure prompt payment or to learn the status of the delinquencies. Escalates matters in alignment with collections policies.
  • Oversees Operational Capital projects including budgeting, bidding and project oversight, utilizing consultants and engineering teams when needed.
  • Collaborates with Assistant Property Manager and Property Assistant in execution of team responsibilities.
  • Oversees internal and external property compliance within LBA requirements.
  • Maintains excellent tenant relations by making regular rounds of the properties and visiting with tenants to learn of their satisfaction or concerns with the properties (including tenant appreciation gift deliveries and events)
  • Responsible for resolving elevated tenant concerns regarding property tenant services by communicating with tenants on the phone, in writing, or in person, in order to maintain high tenant satisfaction.
  • Responsible for managing all third-party building service providers, bidding recurring work regularly, evaluating performance regularly, and determining scopes of work needed to enhance the property value in line with the asset performance objectives.
  • Participates in meetings with architects, construction contractors, and tenants to oversee tenant space build-outs/improvements in order to maintain a high quality of construction and to ensure compliance with construction drawings or building codes.
  • Participates in walking tours of vacant building space, as requested, to existing and prospective tenants in order to obtain new leases, renewal of existing leases.
  • Be responsible for after-hours and emergency on-call coverage.
  • Ability to use personal transportation (mileage reimbursable) to tour and inspect assets in the portfolio's geographical area.
  • Able to multi-task in different facets of property management, including construction management, leasing and accounting. Must be a self-starter and work independently.
  • Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists.
  • Work to build relationships with vendors, brokers and business community members.
  • Excellent communication skills (verbal and written) and ability to provide excellent customer service to tenants.
  • Good leadership skills, customer service skills, and ability to interact with many different people of the management team.
  • Works well with others, has a great teamwork attitude.

What we are looking for in a candidate
  • Minimum 5 years of property management experience, preferably with industrial properties.
  • California Real Estate License required.
  • Bachelor's degree from four-year college or university; or two to four year's related experience and/or training; or equivalent combination of education and experience.
  • Practical knowledge of safety rules, operating and maintenance instructions, and procedure manuals.
  • Strong knowledge of Microsoft Word and Excel is required, Argus and MRI a plus.
  • Ability to travel to multiple locations as required.
  • Excellent analytical, organizational, interpersonal and communication (written and verbal) skills required.
  • Must be proactive in initiating continuous improvement with operational procedures/processes.
  • Must adapt to change, be flexible and empathic.
  • Must be highly customer service oriented and responsive with a great need for closure.
  • Demonstrated initiative - ability to think and work independently.
  • Ability to work well under pressure and balance multiple priorities and assignments to meet deadlines.
  • Must be comfortable working in a fast-paced environment where continuous improvement is expected.
  • Must be able to consistently achieve high work standards; attention to detail, accuracy and timeliness.

Salary Range
The anticipated base salary range for this position is $95,000 - $100,000 per year. Actual salary will depend on several factors, including, but not limited to, experience, other job-related skills and qualifications as permitted by law. Full time employees may be eligible for benefits including health insurance, dental insurance, vision insurance, life insurance, 401k matching program, Basic Life and AD&D Insurance, Voluntary Life and AD&D, Flexible Spending Accounts to help offset the cost of dependent care and/or health care expenses, paid holidays and vacation. Employees may also be eligible for a discretionary bonus depending on a number of factors, including the employee's performance and LBA Realty's performance on an annual basis.
