POSITION:

DIRECTOR OF FACILITIES (FULL-TIME) The Director of Facilities is responsible for the overall operation, maintenance, safety, and infrastructure of Ottine Mineral Springs. This role oversees all pools, facilities, maintenance operations, landscaping, and construction projects to ensure the resort operates safely, efficiently, and in alignment with the property's hospitality standards.


The Director of Facilities provides leadership to the Pools Supervisor, Construction/Landscaping Supervisor, and supporting teams. This role ensures all physical spaces-including pools, soaking areas, guest houses, grounds, and operational infrastructure-are maintained to the highest standards to support the guest experience.


As a boutique spa resort, Ottine Mineral Springs relies heavily on the quality and reliability of its natural water system, pools, and outdoor spaces. The Director of Facilities plays a key role in protecting and maintaining these environments while also overseeing construction and infrastructure improvements that enhance the guest experience.


This position is on call 24/7 for facility-related emergencies or critical operational needs.


RESPONSIBILITIES:

  • Oversee the maintenance, repair, and safe operation of all resort facilities, pools, building, equipment, and grounds.
  • Provide leadership and direction to the Pools Supervisor and Construction/Landscaping Supervisor, ensuring teams operate efficiently and maintain resort standards.
  • Develop and implement preventative maintenance programs to protect resort infrastructure and reduce operational disruptions.
  • Conduct regular inspections of facilities, guest houses, soaking areas, and infrastructure to identify maintenance needs and ensure quality standards.
  • Oversee facility systems including water, plumbing, electrical, mechanical, and drainage infrastructure.
  • Ensure all operational areas meet hospitality cleanliness and presentation standards.
  • Oversee the maintenance, safety, and cleanliness of all pools and soaking areas.
  • Ensure compliance with all state and local regulations related to pool operations, water quality, and safety.
  • Manage relationships with pool contractors, service providers, and chemical vendors.
  • Oversee preventative maintenance and operational systems that maintain the quality of the soaking experience.
  • Monitor pool-related operating expenses and inventory for chemicals, equipment, and supplies.
  • Respond to and resolve pool-related operational or safety concerns.
  • Oversee all preventative and corrective maintenance across resort facilities.
  • Plan and coordinate repair and installation projects for buildings, utilities, and equipment.
  • Identify infrastructure improvements related to water systems, sewers, electrical systems, and drainage.
  • Oversee seasonal operational procedures including freeze protocols and severe weather preparation.
  • Maintain accurate maintenance records, logs, and operational reports.
  • Oversee and execute small to mid-scale, internally led construction and improvement projects across the property.
  • Assign, prioritize, and provide day-to-day direction to the internal construction team, ensuring projects are completed on time and to quality standards.
  • Determine project approach, balancing internal resources and external contractors based on scope, complexity, and timelines.
  • Coordinate materials, resources, and workflows while monitoring progress and adjusting plans to meet operational needs.
  • Monitor maintenance budgets and control expenses.
  • Serve as the on-site point of contact for ongoing construction projects.
  • Coordinate with ownership, the General Manager, and contractors to ensure projects remain on schedule and within budget.
  • Oversee self-performed construction projects when applicable.
  • Support the development of new resort amenities and experiences, such as trails, water features, and outdoor wellness installations.
  • Ensure construction activities align with operational safety and guest experience standards.
  • Oversee the maintenance and appearance of all resort grounds, landscaping, and outdoor spaces.
  • Provide direction to the Construction/Landscaping Supervisor to maintain the aesthetic and natural environment of the property.
  • Ensure grounds support the overall guest experience and resort brand.
  • Develop and maintain facility-related safety policies, procedures, and operational standards.
  • Ensure compliance with all company, state, and federal safety regulations.
  • Conduct safety inspections and address hazards promptly.
  • Oversee resort security staff and safety protocols as they relate to facilities operations.
  • Respond to emergency situations involving facilities, infrastructure, or safety concerns.
  • Develop and maintain facility-related safety policies, procedures, and operational standards.
  • Collaborate with the General Manager to support the operational vision of Ottine Mineral Springs.
  • Assist in planning infrastructure improvements that enhance the guest experience.
  • Help develop resort amenities that differentiate Ottine Mineral Springs as a unique wellness destination.
  • Have a thorough understanding of the amenities and directions to / from resort.
  • Stay updated on safety and emergency procedures as well as OSHA requirements.

Due to changing operational demands and the need to exceed customer expectations, it may be necessary to undertake various functions that are not specifically related to this position. This individual may be required to carry out additional tasks and duties as needed or as directed. Additionally, employee responsibilities and job descriptions are subject to review and modification.

Requirements

  • Ability to work evenings, weekends, weekdays, and holidays required.
  • High school diploma or GED required; additional training or certifications in facilities management, pool maintenance, or landscaping preferred.
  • 7+ years of facilities, engineering, or operations leadership experience in hospitality, resorts, hotels, or similar environments.
  • Experience managing multiple operational teams and contractors.
  • Strong knowledge of pool systems, water infrastructure, plumbing, electrical, and mechanical systems.
  • Experience managing preventative maintenance programs.
  • Ability to lead teams in a dynamic resort environment.
  • Strong problem-solving and organizational skills.
  • Ability to respond to emergencies and operational needs outside normal working hours.
  • Must be able to speak, read, write, and understand English.
  • Reliability, punctuality, and professional communication skills are critical.
  • Excellent leadership, organizational, and problem-solving skills.
  • Ability to work under pressure with a high level of patience and customer service.
  • CPR and first aid certification a plus and /or the willingness to be trained.
  • Ability to walk or stand and move about the resort (both indoors and outdoors) for eight or more hours per day, sit, reach, lift, bend, kneel, stoop, climb stairs, push and pull items weighing up to 50 pounds.
  • The position requires manual dexterity, auditory and visual skills, the ability to follow written and verbal instructions and procedures, and the capacity to communicate effectively and professionally.
  • The person in this position will need to be comfortable working in an indoor/outdoor use space.
