LABORER

Department: Maintenance

Reports To: Maintenance Manager

FLSA: Non-Exempt

Union Affiliation: Bargaining

Employment Status: Full-time (40 hours, 4 days/week)

Schedule: 7:00 a.m. to 5:30 p.m., Monday - Thursday


Hourly Rate:

$21.27 - $23.64 (Per the Collective Bargaining Agreement currently in place, at the discretion of the agency and depending on experience and qualifications, newly hired employees are paid up to 90% of the job rate, until completion of one year of employment.)

POSITION SUMMARY

The Laborer will be responsible for the maintenance of HACD properties including grounds, interior and exterior of buildings. Primary responsibilities include landscaping and snow removal, garbage and demolition cleanup, vacant unit clean outs, painting, cleaning and janitorial tasks.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  1. Use and maintenance of non-powered equipment such as shovels, axes, hoes, wheelbarrows, saws, trimmers, and hedge clippers.
  2. Use and maintenance of powered grounds care equipment such as tractor mowers, riding mowers, push mowers, edgers, trimmers, vacuums, power washers, blowers, sprayers, spreaders and chain saws.
  3. Collection, loading, and disposing of garbage and demolition from properties.
  4. Cleanup of graffiti as instructed.
  5. Removal of snow and ice from sidewalks, parking lots, and driveways, spreading sand and salt. On call after normal hours for inclement weather activities.
  6. Landscaping, leaf removal, grass cutting, and other tasks related to beautification of grounds.
  7. Performs janitorial and custodial tasks in office space’s and common areas such as cleaning, sweeping, mopping, and dusting, as assigned.
  8. Performs janitorial duties in vacant unit. Cleans entire unit as required, including dusting and washing down waIls, cleaning kitchen appliances (stoves, refrigerators, cabinets) and bathroom fixtures (bathtubs, toilets and sinks), sweeping, mopping, and waxing floors.
  9. Removing resident belongings left in vacant units and performing clean-up duties as required to prepare for vacant unit turnover.
  10. Assists with pest control activities
  11. Assists maintenance staff with securing vacant units.
  12. Vacant painting projects as assigned.
  13. Remove and install heavy appliances in apartments prior to move-in.
  14. Completes daily work logs according to instructions and submit them to Supervisor.
  15. Understands and keeps current on HACD policies and procedures, and federal, state, and local codes, rules, and regulations as they pertain to job responsibilities.
  16. Participates in administrative activities, such as scheduled staff meetings, report preparation, performance review sessions, informational sessions, etc.
  17. Other duties as assigned.


KNOWLEDGE, SKILLS, AND ABILITIES

  1. Thorough knowledge of various painting projects and tasks is strongly preferred.
  2. Must demonstrate effective verbal and written communication skills.
  3. Must have thorough knowledge of the function, operation, care, and maintenance of various types of vehicles and tools used in the building and construction industry.
  4. Must be able to perform tasks requiring moderately heavy manual work.
  5. Must be socially adept, with the ability to interact in a professional manner with individuals of varying socioeconomic backgrounds and cultures.

EDUCATION AND EXPERIENCE

  1. High school diploma or GED preferred
  2. Must have valid Driver’s License and clean driving record
  3. Experience related to laborer job description preferred
