Job description

  • Ability to handle objects weighing +/- 50 pounds, stand, or walk for up to 8 hours a day, involving moderate physical activity. Must be capable of performing labor intensive tasks.

  • Excellent organizational and communication skills, with the capacity to comprehend and adhere to safety procedures.

  • Respond promptly to resident and team needs with professionalism.

Key Responsibilities

  • Work Orders: Respond to and coordinate maintenance requests promptly.
  • Plumbing: Replace faucets, snake drains, and install toilet valves ,replace angle stops, rebuild flushing mechanisms in toilets, replace faucets, change seats, stems or washers and other tasks as needed. 
  • Carpentry: Hang windows and doors, repair hinges, and replace door/window locks, replace mouldings.
  • Painting and Repairs: Patch and paint walls to match existing finishes.
  • Inventory Management: Control inventory.
  • Inspections: Conduct unit inspections and ensure consistency across properties.
  • Emergency Response: Be available for after-hours, on-call emergencies.
  • Carpentry: hang windows and doors, repair hinges, repair/replace door/window locks
  • Electrical: Repair and installation of wiring, switches, outlets, smoke detectors, CO2 detectors, thermostats, cables, breakers, lighting, and appliances. Inspect electrical systems for safety. 
  • Basic A/C diagnosis.
  • Ground Maintenance: Maintain grounds in a clean and orderly manner, including removing trash and debris and pressure washing. As needed: removing weeds, repairing irrigation, replacing plant material, adjusting timers, and notifying supervisors of any defects with irrigation and plant material.
  • Inform Supervisor of recurring problems.
  • Recommend preventative maintenance plans to Supervisor.
  • Use brooms, mops, and floor equipment to sweep, mop, strip and wax floors; Use vacuum cleaners to clean rugs, carpets, upholstered furniture and blinds.
  • Replace light bulbs.
  • Assist with the renovation/remodeling of buildings; repair plaster and drywall; Paint building structures.
  • Help to consistently maintain a clean and attractive environment around the leasing office, clubhouse, pool, laundry rooms, mailrooms, and all common areas. 
  • Assist with the completion of annual unit inspections and repairs.
  • Report to Maintenance Manager and / or Community Manger any inoperable vehicles on property, leaks, mold, injury, criminal activity, and ensure incident report is submitted immediately.
  • Other maintenance tasks as needed.
