Operations Manager
What this job involves
As an Operations Manager, you will enhance client property value and user satisfaction by effectively leading Engineering & Maintenance service teams while managing comprehensive financial controls, operational asset management, employee development, and compliance with JLL processes and procedures. This role demands both operational excellence and administrative rigor in managing complex facility operations.
Technical & Operational Leadership You will leverage your expertise in mechanical, heating, ventilation, and electrical systems, building infrastructure operations, construction practices, and maintenance protocols to oversee facility operations. This position specifically supervises the Mechanical groups, including the steam plant and storm water treatment plant operations. You will share responsibility for skilled trade functions across carpentry, electrical, and HVAC disciplines, while the JLL team manages the Fire Inspector/Security Team for the campus's extensive fire protection systems.
Working through the Corrigo CMMS (Computerized Maintenance Management System), you will oversee site work order systems for assigned craftsmen, providing detailed financial projection, analysis, and reporting capabilities. You will collaborate closely with Carrier Laboratory Managers and contracted personnel on site-including Security, Fire Protection, and Janitorial teams-to maintain and continuously improve the Carrier Campus facilities.
Collaborative Operations Management The three JLL Operations Managers and Client Facility Managers in the Facilities Group at the JLL Syracuse location work in close coordination for all facility work. In general, the three Operations Managers provide coverage for campus emergencies, after-hours situations, vacation coverage for other Operations Supervisors, and occasional weekend special events. The JLL-managed technicians operate within a local union governed by a collective bargaining agreement negotiated through October 2028.
Financial & Performance Management You will maintain rigorous financial controls and operational asset management, ensure budget adherence while maximizing operational efficiency. Through the CMMS platform, you will track performance metrics, create KPI dashboards, and provide comprehensive reporting to demonstrate value delivery and identify improvement opportunities.
Team Development & Compliance Employee development and compliance management form critical components of your responsibilities. You will ensure team members maintain required certifications, follow established procedures, and receive coaching and development support to advance their capabilities while maintaining safety and operational standards.

Technical Systems Knowledge Deep understanding of mechanical, heating, ventilation, and electrical systems, along with building infrastructure operations, construction methodologies, and maintenance best practices. Experience with steam plants and storm water treatment facilities strengthens your candidacy.
Technology & Communication Tools Proficiency Advanced Microsoft Outlook capabilities including calendar management, meeting coordination, email organization, and task tracking. Proficiency with Microsoft Excel for data analysis, budget tracking, reporting dashboards, pivot tables, and formulas. Competency in Microsoft Word for documentation, procedures, reports, and compliance records, and Microsoft PowerPoint for creating presentations for leadership and stakeholder meetings. Facility with Microsoft Teams for video conferencing, collaboration, file sharing, and project coordination. Strong internet research skills and web-based application navigation abilities, combined with document management systems and digital filing protocol experience.
CMMS & Operational Systems Expertise Corrigo platform expertise for work order management and reporting is essential. You bring capabilities in digital maintenance record keeping, audit trail documentation, performance metrics tracking, and KPI dashboard creation to drive operational visibility and continuous improvement.
Safety & Compliance Knowledge Familiarity with OSHA General Industry Standards is required, specifically including Confined Space Entry procedures, Electrical Safety (NFPA 70E awareness is beneficial), Personal Protective Equipment requirements, and Lockout/Tagout protocols. Your commitment to safety culture and regulatory compliance ensures team protection and organizational risk management.
Leadership & Collaboration Capabilities You demonstrate the ability to supervise union-represented technical teams effectively within collective bargaining parameters. Your collaborative approach enables successful partnerships with facility managers, laboratory leaders, and contracted service providers. Strong communication skills allow you to engage effectively across all organizational levels-from craftsmen to senior leadership.
Financial Acumen Understanding of budget management, financial analysis, and reporting enables you to maintain fiscal responsibility while delivering operational excellence. Your ability to analyze financial data and make sound operational decisions balances cost management with service quality.

Estimated compensation for this position:
95,000.00 - 105,000.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
